Thomas E. Didio, Jr. Senior Director JLL Years with company/firm: 2 years Years in field: 5th year Years in real estate industry: 12 years Real estate organizations/affiliations: NMHC, IOREBA, ULI, NAIOP
What is your greatest professional accomplishment? Being able to spend a good chunk of my day interacting and working deals with my father, Thomas Didio, and mentoring our younger staff to help them understand the nuances of our business. What is your most notable project, deal or transaction? Earlier this year we completed a high-profile lease-up agency deal for a family-office client on Long Island. The ~$105mm financing allowed for our clients to execute the remaining lease-up and stabilized occupancy and expense operations with the surety of a long-term fixed rate coupon and minimal structure. How do you contribute to your company and/or the industry? I have been rather fortunate in my career to be surrounded by people who took the extra time to teach me, recap with me, and give me responsibility that maybe I wasn’t ready for. In our business, you learn “on the job” and the more time and effort you can spend nurturing the younger generation, the quicker they will pick up on key metrics, scenarios, lingo, etc. I try to spend as much time as I can doing this with our team. Tell us how and when you began your career in the profession you are in, about your current position and why you choose the field/profession you are in today? I started in the real estate business as an underwriter for Freddie Mac Multifamily in New York City. The industry chose me as much as I chose it. I jokingly tell clients today that I have been in this business for 33 years, since the day I was born. What inspiring word of advice would you give to a young executive graduating from college today? Don’t be afraid to make mistakes, everyone does. Learn from them and grow. Picking yourself up and getting back into the fight is 50% of the battle in most situations. Stay organized, be diligent, work smartly, fail boldly. You will learn, grow, and progress in your career if you take some gambles/ chances and bet on yourself. MAREJ
What is your most notable project, deal or transaction? The $113.5 million financing we closed on last year for the Broad & Halsey Street Portfolio. It received NAIOP NJ’s Mixed-Use 2022 Deal of the Year and ULI NJ’s Capital Markets Deal of the Year Award. How do you contribute to your company and/or the industry? I help mentor our analysts. Who or what has been the strongest influence in your career? My current partners (Mike Klein, Jon Mikula, Jim Cadranell, Greg Nalban - dian, Tom Didio Sr., Tom Didio Jr, and Max Custer) who continue to push me to be better and allow me to enjoy what I do on a daily basis. What impact has social media/networking had on your career? I only have a LinkedIn and continue to utilize it to market myself, recent deal closings, and expand my professional network. What unique qualities and or personality do you feel makes you most successful in your profession? Not taking no for an answer. Being able to find a solution to a problem that may not be that obvious. Who do you feel was most influential in your life when choosing this profession? Jason Bogart & Joe Romano form Accordia Realty Ventures. They acted as my mentors when I was debating jumping into the real estate industry 7+ years ago and had introduced me to a handful of people… two of them are now my current partners, Jon Mikula & Jim Cadranell, who happened to be looking for an analyst at the time. What outside activities do you enjoy during you free time? Golf & Tennis. MAREJ
