We are seeking to make the appointment of a Property Development Manager to play a key role in the Asset Management and Property Development Strategy of ThinkSpace. The Property Manager will work closely with the Director – Property, to develop ThinkSpace’s growth and asset management strategy in line with the College’s academic strategy. The postholder will take delegated responsibility for the legal, commercial and partnership agreements relating to property development and project management at ThinkSpace as well as leading refurbishment and fit-out projects across the portfolio. This is an exciting opportunity for a property professional to play a key role in the Asset Management of existing state of the art buildings in addition to supporting on the development of new projects including a new £50m 200,000 sq ft scheme.

Situated on Wood Lane, the new site will create a unique 25 acre mixed-use campus centred around the occupational requirements of Imperial College London. The campus is creating a culture of research and innovation to become a hub for researchers, entrepreneurs and students, in the heart of White City. Imperial’s future development will consolidate this area creating a world class centre for research, scientific development and economic growth. The overall White City campus will extend to over 278,700 sq m (3 million sq ft). ThinkSpace will play an integral role in the success and growth of this.

The Purpose of the role:

The Property Manager plays a role in the Asset Management and Property Development Strategy of ThinkSpace, and takes delegated responsibility for the legal, commercial and partnership agreements relating to property development and management at ThinkSpace. These will align with the College’s academic mission. As a consequence, the Property Manager will play an important role in ensuring ThinkSpace becomes a leading international Innovation District. The Property Manager will need to work closely with the Business Development Manager and the Operations Manager to ensure the appropriate commercial and legal frameworks are in place to facilitate this. This is a ‘hands on’ role requiring ambition to deliver commer- cial success within an academic setting in a fast-developing area of Imperial College. Key Responsibilities: The core functions of the role are highlighted below. This is a new post and the appointee will be expected to demonstrate his or her ability to develop, and respond to new opportunities and challenges as they arise.

• Analysis and Reporting: o To work closely with the Director - Property to develop ThinkSpace’s growth and asset management strategy in line with the College’s academic strategy. o To ensure that the Director – Property is provided with clear, accurate and informative proposals and data in order to ensure effective decision making. o To work closely with the Director – Property and the ThinkSpace Core Team to facilitate innovative partnerships, responding quickly to potential leads. o To analyse performance, and review those activities for which the Property Management and the team is responsible on a regular basis, ensuring improvements are made as required. • Customer Service: o To set quality standards across the full range of services to be provided and ensure that they are adhered to. o To make contribute to the communications strategy for the growth and development of Imperial College White City Campus. o To assist in negotiation, contracting, letting, leasing and property management. o To have responsibility for ensuring that all aspects of commercial relationships are responsive and well managed, establishing and responding to systematic client and user feedback. o To liaise with the College’s Chief Information Officer on requirements for ICT and digital facilities at Imperial College White City Campus and stimulate the use of cutting edge, innovative and productive collaborations. • Planning and Organising: o To assist in the formulation and development of risk-assessed, robust commercial proposals which have synergy with Imperial’s academic mission and values. o To work within robust legal and commercial frameworks within which the entrepreneurial culture of Imperial College White City Campus will flourish. o To have delegated responsibility for ensuring legal and regulatory compliance once the site is occupied. • Finance and Resource Management: o To assist in formulating business plans that optimise income, to manage Property Development budgets and have responsibility to ensure that such budgets are adhered to. o To manage, motivate, develop and manage the Property Development team and personal administrative support, and act as a role model in respect of Imperial Expectations and equal opportunities. • Other Responsibilities: o To build and maintain responsive and effective relationships with ThinkSpace Core Team colleagues. o To build and maintain effective working relationships with colleagues from other support areas of College in order to ensure that Imperial College White City Campus is the best possible environment for academics and business partners. o To be a member of relevant College committees and working parties as required. o To undertake other tasks that may be reasonably requested by the Director – Property Management. o To observe and comply with all College policies and regulations.

Education and Qualifications: o Relevant property or project management related qualification to a minimum of degree level.

Knowledge and Experience: Essential o Proven track record of managing property strategies.

o Experience of property project management, including planning, design, procurement and delivery of refurbishment, alteration and fit-out projects to commercial property types. o Proven staff management, team-working, and development experience. Desirable o Experience of contracting, negotiating, leasing, property management and day to day activities associated with these. o Knowledge of compliance and regulatory issues relating to the property and facilities industry. Evidence of sound decision-making and autonomous working. Salary level

Anticipated starting salary level for this appointment ranges from £45,400 to £54,880 per annum, with the opportunity for progression once in post.
