One of Baltimore Coffee & Tea Co.’s loca- tions inside The GATE at Aberdeen Proving Ground, an office and technology park, gives campus employees a getaway for their coffee and lunch breaks. “Baltimore Coffee & Tea Co. offers 100 varieties of freshly roasted coffee, unique blends of tea, freshly prepared breakfast and lunch options that are prepared on-site, as well as espresso-based drinks, 100 percent fruit smoothies and locally made sweets,” said Stanley J. Constantine, president of Baltimore Coffee & Tea. All of these items and the peaceful setting are located within the business complex for convenient access during the work day. Whether it’s their European style or quality products, Baltimore Coffee & Tea doesn’t compromise. “Our business philosophy has always been to offer the highest quality products that we are able to produce,” Constantine said. “Additionally, our employees are trained to strive for 100 percent customer satisfaction, valuing every customer equally.” For Baltimore Coffee & Tea to take coffee beyond a stereotypical franchise, the busi- ness needed a property partner that would

understand the company’s philosophy and goal, and they instantly noticed something different about St. John Properties. “Most landlords are only concerned with collecting rents, with little concern for their tenant’s satisfaction or welfare,” Constantine said. “St. John Properties truly cares about its tenants. … This is demonstrated by exceptional care and main- tenance of each property, and frequent contact by St. John associates with each tenant to assure tenant satisfaction.” Baltimore Coffee & Tea enjoys a pleasant experience with St. John Properties. During construction, “St. John Properties was incredibly responsive and knowledgeable with respect to our technical requirements,” Constantine said, “as well as design, permit and health department issues. St. John Properties’ construction team made the construction process painless for us.” The coffee shop at The GATE is separated into three areas — food preparation, customer service counter and customer seating — with customer space getting top priority.

Properties’ business philosophy is very similar to ours, making St. John a perfect fit for us,” Constantine said. “We don’t view our relationship with St. John Properties as a landlord-tenant relationship but rather as a partnership.” Baltimore Coffee & Tea plans to open two additional locations with St. John Properties including a store at Annapolis Junction Town Center, which opened in September. Any time GATE employees need a refreshing space to unwind for lunch, or when they need an afternoon boost, Baltimore Coffee & Tea stands ready with quality coffee in a European getaway.

The two businesses unite their vision as their relationship continues on. “St. John
