INTRODUCTION

Dear applicant, Thank you for taking the time to apply for the appointment of Head of Twentytwo. Twentytwo is a unique office development currently being built in partnership between AXA Investment Managers and Lipton Rogers Developments. AXA Investment Managers has a proud record of delivering major developments across Europe, including in the past 5 years headquarters for businesses like Amazon, Clifford Chance, Google and IBM. Twentytwo has been designed from the outset as a community for around 12,000 people and will be a major evolution of the traditional office building. It includes many unique and original elements that aim to make the office a human place to work, addressing social, wellbeing, convenience, environmental and productivity needs of both the people and businesses that will occupy and visit the building. Twentytwo will have over 3 acres of communal space offering a diverse mix of facilities including a food market, gym with climbing wall, wellness retreat, business club, cycle park, innovation hub and learning zone, flexible and project workspaces, and a curated gallery space at ground level. The Head of Twentytwo will be an ambassador for the building, leading, mentoring and managing a core team of 14 professionals with over 100 support staff. Twentytwo seeks to set new global standards for a large scale commercial development, and this is a unique opportunity to lead an internationally unique and iconic building, driving change and innovation within the real estate industry. The project is currently in the development, leasing and set-up phase, with completion due in the second half of 2019. Role Description Head of Twentytwo Reporting Relationships Direct Manager: Head of Central London Property & Asset Management Reports: Head of Engineering Customer Experience Manager Head of Logistics Head of FM Head of Security Executive Summary The Head of Twentytwo is responsible for curating the owner’s vision and brand for the property, as well as managing overall performance of service delivery to occupiers, and optimising customer relationships and satisfaction. Working in close collaboration with the owner and JLL’s Property Management team, the Head of Twentytwo plays a key role in the development of strategies to continuously advance performance of the site team. In conjunction with JLL Contract Director, the Head of Twentytwo assumes overall responsibility for the management of all service matters within the property and will perform the role as the primary owner representative with all internal and external stakeholder interfaces. Role Description Head of Engineering – 22 Bishopsgate Reporting Relationships Direct Manager: Head of 22 Bishopsgate Direct Reports: Technical Services Manager Outsourc d Service Provider Relationships Executive Summary The Head of Engineering will have an overall responsibility for all operational engineering matters and act as the subject matter expert appointed to 22 Bishopsgate’s senior management team. The successful candidate will play a key part in deliv ring the owner’s overall visi n ensu ing a world l ading service t its occupie s within an olving office environm nt. Working closely with the wider 22 Bishopsgate team, the Owner, JLL and service partners, the Head of Engineering will create collaborative working relationships and drive an environment of customer excellence throughout the team. The Head of Engineering will be ultimately responsible for providing substantiated recommendations and advice to ensure that from an operational standpoint the building is fit for purpose across M&E and Building Fabric.

Technical & Operational • Ability to operationally manage the outputs and performance of the building, meeting its various responsibilities under the contract. • Ensuring that the quality of service is achieved through world class performance to the agreed KPIs. • Mechanical, Electrical and public health systems maintenance activities. • Ensure operations of Life safety systems and building essential services and operat ons. • Vertic l Transportation (VT) Maintenance. • Access equipment and all man safe systems including any vertical access and egress systems. • To provide engineering expertise to the 22 Bishopsgate team and client facing teams on supplier relationship management, performance management and key developments within these categories as they impact 22 Bishopsgate. • Support the Head of 22 Bishopsgate by providing technical, operational and analytical support for all building services maintenance related issues, both in the technical elements of ‘Design for Management’ and day to day operations. • Coordinate and manag from a JLL perspective the transition and handover from the commissioning cont actors teams over to business as usual day to day operations. Operational/ Technical To lead the Operational Engineering Services throughout 22 Bishopsgate comprising:

Engagement & Communication • A natural and eloquent communicator who is comfortable interacting with a range of stakeholders. Be comfortable dealing with occupiers, contractors, colleagues and members of the wider London Community, articulating the vision and purpose of Twentytwo at all times. Engage ent & Co unication • Ability to develop solutions to new problems as they arise. Contract Manager • Monitor and analyse supplier performance in order to identify trends likely to indicate poo performance or supplier excellence including the quarterly management of Key P rf rmance Indicators (“KPIs”) and the associated Perfor ance Measurement System (“PMS”) for 22 Bishopsgate. • Undertake and manage regular engineering audits of strategic framework suppliers to ensure integrity of supply chain governance, technical service deliverables and to drive industry Best Practice. • Conduct regular supplier delivery reviews of the Engineering oper tions with the preferr d framework supplier(s) for M&E Maintenance Services and VT Maintenance Services. • Being part f the wider technical services forum with JLL, collaborate with the preferred supplier(s) to identify cost saving and service/value improvement opportunities. Working closely with the JLL Procurement team to manage and where applicable, procure service contracts as appropriate, delegating responsibly where appropriate to the team. Ensuring that the procurement of all service partners for 22 Bishopsgate are undertaken in accordance with the JLL procurement program to ensure the highest standards whilst considering best value for service. Financial & Commercial Acumen • Lead the team to develop effective and accurate asset plans, budgets and financial reports. • Work collaboratively with the owner to develop strategic plans for the property, focusing on the asset positioning, leasing, capital works and marketing strategies.

H alth Safety & Environmental Management • Ensuring statutory reporting obligations relating to the FM operation are monitored and regularly reported to the Senior Management Team with high-level exception reporting This should include updates on both statutory compliance, Health and Safety risk actions and sustainability. • Working alongside the JLL Head of Sustainability, ensure that the sustainability agenda is fully embraced with the team and that th y are fully aware of the key deliverables as set out within the JLL RFP. Advise the Head of Sustainability of any new initiatives, which could improve the overall sustainability performance across the property. • Lead the vision and plan for the building to maintain a constantly improving environmental performance which engages the building occupiers. Experience and Qualifications • Educated to degree level or equivalent technical qualification. • Preference for Chartered Engineer. • Sound understanding of H&S, Environment, QA procedures, and experience of leading and developing operational teams. • Fully conversant with Electrical installation and current IEE regulations. • Operational knowledge of critical works and change management systems.
