ensalem, PA — Roddy Inc. , the Ben- salem based industri- al and commercial real estate brokerage firm representing Wen-Ler Realty, L.P. sold their manufacturing/ware- house facility of 55,779 s/f situated on 3.01 acres located at 5058 Bristol Pike, Bristol Twp. for $1.2 million. Rob- ert Olender of Roddy Inc. who brokered the transac- tion advised Shrijee Krupa, LLC, a wholesaler who will occupy the facility and the property was purchased to accommodate the company’s B

rapid growth and expanding product lines. The firm also represented 2522 State Road Associates in the sale of their 65,000 s/f masonry and steel building situated on 5.38 acres to Ben- salem II Enterprises. Robert Olender of Roddy Inc. advised that Bensalem II Enterprises purchase the facility as an investment under a long-term lease. According to Olender, Meta- phase Technologies, Inc. has leased 40,600 s/f located at 211 Sinclair Rd., Bristol. The lease calls for an aggregate rental of $507,000. The Sinclair Street prop- erty is owned by Keystone IIAssociates, L.P. , an entity of Pitcarin Properties and is headquartered in Jenkin- town. Easy Heat Wood Pellets of PA, LLC has leased a 16,000 s/f at 3161 State Rd., Bensa- lem. Sean Durkin of Roddy Inc. advised Easy Heat Wood Pellets of PA, LLC who leased the facility to accommodate the company’s continued growth. The State Rd. prop- erty is owned by Dunksferry Associates and is headquar- tered in Bensalem. In addition Durkin repre- sented Anvil Construction Company Inc. in the lease of 7,570 s/f within their 66,000 s/f modern one story flex building located at 2841-2843 Southampton Rd., Philadel- phia to Premium Flooring, Inc. Durkin advised Premium Flooring, Inc., a flooring con- tractor serving the property management, commercial and residential industry. The company will occupy the space for warehousing and the distribution of flooring materials. n
