Nicoletta M. Pagnotta, Vice President Meridian Capital Group, LLC Years with company/firm: 10 Years in field/industry: 10 What was your greatest professional accomplish- ment in 2013/2014?

My greatest professional accomplishmentwas cultivating a relationship with a significant management company, whichhas resulted in10deals ranging in size from$900,000 to $27.5million totaling$80million in cooperative propertyfinancing for that client. What was your most notable project, deal or transaction in 2014? Mymost notable transaction fromthis yearwas for a large 37-buildingapartment complex, containing 746-Units in the KewGardens Hills neighborhood of Queens. This was a significant transaction I negotiated for a $27.5 million first mortgage loan with a $2 million line of credit for the Borrower. In addition to negotiating a new loan rate will allowing the Borrower to obtain significant cash for necessary capital work, I also negotiated a reduction of the prepayment penalty due in con- nection with the prior outstanding debt. Who or what has been the strongest influence on your career? My father was extremely influential; he taught me about the importance of hard work at a young age. I began working and earned my first paycheck at the age of 13. I knew that this type of role, where I can create solutions, and working at a firm likeMeridian that rewards entrepreneurial thinking, would be a great fit and encourage me to reach my full potential. What unique qualities and/or personality traits do you feel makes you most successful in your profession? My clients know that they can always reach me. Some have joked that I am the broker that doesn’t sleep! This dedication to my serving my clients is something that I take personally and is often what separates me from the competition. What inspiringword of advicewould you give to a youngwoman about to go into the field of commercial real estate or your allied field? I have two pieces of advice I would give to a young woman looking to enter the commercial real estate industry. The first recommendation is to find a mentor to learn from. A young professional with true potential, who want to learn about a field and become successful in it, could learn so much with the right guidance. The second piece of advice I would give is to be involved in your industry. Be passionate about yourwork, get out there to networkandmeet the individualswith experience and insight into the industry. n

closing transactions on behalf of existing clients over the course of my career. What was yourmost notable project, deal or transaction in 2013/2014? Over the past year, my most notable transaction was a $75 million acquisi- tion financing arranged for The Nash, a newly repositioned luxury multifamily property totaling 191 units located in the Murray Hill neighborhood of Manhat- tan. This is not the largest loan I closed over this period but it is significant as the property was formerly a hotel and I closed it with a life insurance company lender. What unique qualities and/or personality traits do you feel make you most successful in your profession? My focus on organization is one of my most valuable skills. For every loan I work on, tasks are completed in a timely manner and with great attention to detail. My goal is for every client’s experience to be as seamless as possible so we earn their trust as an advisor and continue to deepen the relationship with each transaction. I am also very assertive, but am still approachable. Clients know that I am capable of closing their transactions, which is clearly illustrated by my track record of closing loans ranging from $1 to over $100 million. What was the most defining moment for you in your profession? I originally started with Meridian when I was 18 and just out of high school as a secretary to one of the partners. I learned so much about the industry in my first two years here and decided that I wanted more responsibility. As a result, I had the opportunity to assist a different partner inmanaging his clients’ transactions and simultaneously was encouraged to build my own client base. What inspiring word of advice would you give to a young woman about to go into the field of commercial real estate or your allied field? Don’t give up. Don’t be intimidated by the fact that real estate is a male- dominated industry. As long as you are determined and work hard, you will thrive and succeed. n
