The number of detached listings in West Vancouver in November (454) were down 12% vs October 2019 and 19% below November 2018. The 52 detached sales in November were up by 5 month-over-month and 27 above this time last year. The sales-to-listings ratio rose to 11% in November, as conditions continued to favour buyers in West Vancouver’s detached market. November’s benchmark price was $2.54M—0.8% above October but 7% below November 2018. The average sold price of $3.03M was 20% higher vs last month but 4% below last year.
