CASE STUDY
BROMLEY-BY-BOW The Waterside
Guinness Homes has announced the nal phase of The Waterside, a brand new collection of homes occupying a prime canalside position in Bromley-by-Bow, east London. The development will deliver 186 new homes in total, including studio, one and two bedroom apartments and
three bedroom townhouses available for private sale, and one and two bedroom apartments through Shared Ownership. The homes are nished to an impressive specication throughout, featuring open-plan living spaces, contemporary kitchens with integrated appliances, stylish bathrooms and energy-efcient design. Conveniently, Bromley-by-Bow underground station is just a short walk away, providing District Line and Hammersmith & City Line services into central London, the City and Canary Wharf, while nearby DLR connections offer fast access to Stratford.
First time buyer Daniela , 45, was desperate for space of her own, but worried that nding an affordable property would mean having to leave London. Then she discovered Shared Ownership at Square Roots Hendon, where she paid £90,000 for a 25% share of a spacious one bedroom apartment. Daniela, who works in sales, left her family and friends in Italy to move to London 10 years ago and is proud to have gained British citizenship. Having shared rental accommodation for the past decade, she was more than ready to own a place of her own and is excited to now have the freedom to invite her family to visit whenever she chooses. Daniela reserved her home off-plan in summer 2024 and was immediately impressed. “I liked what I saw straight away,” she says. “The layout of the apartment and the development was great, so I was condent in going ahead and reserving an apartment.” She talked to the Square Roots team about the different apartments and they helped her choose a peaceful apartment away from the road. “They were very helpful,” says Daniela, “especially when I asked them about what time of day the sun would be on my terrace and was able to factor that into my choice.” Buying off-plan meant Daniela had time to organise everything and plan her move. She admits to feeling nervous too, but recalls, “When my new home was nearly nished, I had the chance to go and view it and my stress melted away. The quality was excellent. I took my very picky friend to see it with me and he was impressed too! The apartment is full of light and the kitchen is lovely. I got to look round it for the rst time on my birthday and it was a very emotional experience. The quality is so high and it’s really well designed. I love it. It even has a lovely space in the bedroom for a walk-in wardrobe – a real treat for London. I also love the communal rooftop. It has a pretty playground and seating – it’s a very relaxing space and the views are great. I can see Wembley Stadium from there.” Daniela is enjoying settling into her new home “I thought that buying a home in London would be totally unaffordable, even having saved up a deposit of £20,000. So being able to buy in Zone 3 makes me immensely happy. It’s an incredible feeling having a home of my own in London.”
