LATIMER BY CLARION HOUSING GROUP
As the development arm of Clarion Housing Group, the UK’s largest affordable housing provider, Latimer exists to address one of the UK’s most pressing challenges: the shortage of high-quality, genuinely affordable homes. Over the past year, Latimer completed 1,462 new homes and started a further 2,054. Of these, 80% were provided through affordable tenures, adding to a managed portfolio of around 125,000 affordable homes nationwide. First time buyers benefit from low deposit Shared Ownership options and targeted financial incentives, enabling access to high-quality homes in sought-after developments. Residents are supported with best in class customer service, recognised with Gold at the In-house Research Customer Satisfaction Awards for four consecutive years. Through its projects delivered in 2025, Latimer demonstrated that delivering affordable homes for first time buyers doesn’t mean compromising standards of living. Through high-quality, low carbon homes supported by strong amenities and nature-led placemaking, Latimer is setting a new benchmark for the delivery of sustainable, affordable housing at scale.
POCKET LIVING
Pocket exists to solve one of London’s most persistent housing challenges: the growing group of people who earn too much for social housing yet remain locked out of buying on the open market. Founded 20 years ago, Pocket pioneered a genuinely new model of homeownership, delivering high-quality, one bedroom homes at a discount to market value and creating a clear, supported route on to the property ladder. To date, around 1,700 first time buyers, many of them key workers, have bought their first home through Pocket and been able to stay in the city they serve. As pressures on renters intensified, Pocket expanded its customer-first approach into discounted market rent and, in 2026, launched Pocket Together: a new shared living affordability class for young professionals and key workers. Backed by research into the mental health impacts of housing stress and piloted through a 92-home scheme with Lambeth Council, Pocket continues to design homes and tenures around real lives, real incomes and long-term sustainability.
