The Convergence of Technology and Corporate Real Estate C oreNet Global, one of the leading profes- sional association for the corporate real estate profes- sion, has released a new report on The Convergence of Technol- ogy and Real Estate. “Technology that people used to talk about moving into the workplace “someday” is no longer just around the corner. Augmented and virtual reality, the Internet of Things, machine learning and artificial intelli- gence and autonomous vehicles are here and now in the present with a barrage of innovations that are being delivered at a rapid-fire pace,” according to the report. “Corporate real estate ex- ecutives are leveraging big data, analytics and new tech- nologies to transform the built environment, making it more productive and efficient and enhancing the overall employee experience," said Angela Cain, CEO of CoreNet Global. The report details the effects and implications for corporate real estate: • The common entry point for many firms has been using technology to improve energy efficiency and maintain equip- ment and systems; as well as occupancy and space optimi- zation level or engineering, where they can see hard value outcomes. • The history of smart build- ings or building management systems (BMS) stretches back to the 1980s with tech that was very focused on building controls that aimed to optimize equipment and reduce energy

use, with common features such as timers and sensors that managed lighting and HVAC systems. • The broader proliferation of data and the ability to organize it in a more meaningful way, via the cloud or other means is the newest development. CRE can now use better analytics tools and look toward artificial intelligence and machine learn- ing as potential ways to learn from data and better under- stand employee behaviors in the workplace. • The business case for the digital workplace is being driv- en by efforts to improve col- laboration, productivity and create an environment that helps attract and retain talent and boost brand image. • The convergence of technol- ogy and real estate demands more collaboration within or- ganizations. • It is not going to be just a decision of whether to buy or lease space, but how do compa- nies control that space so they can drive changes to the space that can impact and benefit business operations. “Real estate is the second- or third-largest expense for most Fortune 500 companies, which means that space utilization,

operating efficiency and man- aging real estate costs is still a high priority. But increasingly the task for Corporate Real Estate (CRE), especially as it relates to knowledge workers, is how to improve the employee experience of being in the space,” the report states. But technology is not a magic bullet. “People think that technology is the panacea or cure-all, when the reality is that you can get the technology implemented, but it is going to take you more money and more effort to get companies to change their processes and then do change management on the people,” said D. ANCASTER, PA — Shoppes at Belmont, the unique mixed-use devel- opment bringing exceptional retail options to Fruitville Pike in Lancaster, is reaching capacity. Over 94% of the retail center has been leased. The highly anticipated opening of Whole Foods was on June 27, making it the first in Lancaster County. The following retailers and restaurant chains are already open for business: Carters, Chick Fil – A, Dick’s Sporting Goods, Finch Jewelers, Fine Wine & Good Spirits Shoppe, L

JerseyMikes, Lane Bryant, Mi- chaels, Mod Pizza, Nordstrom Rack, Normans Hallmark, Osh Kosh B’Gosh, PF Changs, P.J. Whelihans, Rack Room Shoes, Starbucks, Target, T-Mobile, Ulta, Yealy Optical and Zoe’s Kitchen. Store openings will continue through the summer. Core Life Eatery is coming on June 21. The newWhole Foods Market will feature products from over 50 local suppliers. The 40,000 s/f store brings about 120 jobs to the area. Shoppes at Belmont, a project of Manbel Devco , a Lancaster County-based real estate devel- opment company, transformed a commercial-zoned tract of land into a dynamic community featuring retail and residential housing. The project offers a unique experience in Lancaster County, with shopping, dining and living in close proximity. Smart lifestyle features such as bicycle trails, walking paths, and a Red Rose Transit bus stop connect Belmont to down- town Lancaster. This project included extensive roadway improvements and the addi- tion of sidewalks and bicycle lanes along Fruitville Pike. The improvements helped to allevi- ate current traffic and avoid additional congestion. “We are thrilled to see this project come to fruition. As members of the Lancaster community, it’s great to see our neighbors already enjoying Shoppes at Belmont, with all the diverse shopping and din- ing options,” said Phil Frey , partner of Manbel Devco. “This area is important to us and we worked collaboratively with the community to preserve existing open spaces and approximately 40 acres of existing farmland. We’re proud to have preserved original, historic attributes such as the David M. Mayer House and had it placed on The National Register of Historic Places.” Belmont is the residential piece of the project developed by Lancaster based Charter Homes & Neighborhoods, one of the area’s leading homebuild- ers. The Belmont neighborhood is comprised of 13 single-family homes and 74 townhomes that are on sale now. They are past the 50% sales level in homes- 46 have been sold. This neighbor- hood is located just steps from Shoppes at Belmont and fea- tures tree-lined streets, walk- ing paths and a pond. 
