Dear applicant, Thank you for taking the time to apply for the appointment of Soft Landings Manager at 22 Bishopsgate. 22 Bishopsgate is a unique office development currently being built in partnership between AXAIInvestment Managers and Lipton Rogers Developments. AXAIInvestment Managers has a proud record of delivering major developments across Europe, including in the past 5 years headquarters for businesses like Amazon, Clifford Chance, Google and IBM. 22 Bishopsgate has been designed from the outset as a community for around 12,000 people and will be a major evolution of the traditional office building. It includes many unique and original elements that aim to make the office a human place to work, addressing social, wellbeing, convenience, environmental and productivity needs of both the people and businesses that will occupy and visit the building. 22 Bishopsgate will have over 3 acres of communal space offering a diverse mix of facilities including a food market, gym with climbing wall, wellness retreat, business club, cycle park, innovation hub and learning zone, flexible and project workspaces, and a curated gallery space at ground level. The Soft Landings Manager will be responsible for, but not limited to, gaining a deep understanding of the development with the stated goal of working closely with JLL and the development team to ensure the property is correctly handed over with commissioning, testing and certification being achieved and helping to facilitate the smooth transition of occupier fit-out projects. The project is currently in the development, leasing and set-up phase, with completion due in the second half of 2019. AXA IInvestment Managers will actively manage the asset after completion as a long term holding.

Job Title Soft Landings Manager (SLM) for 22 Bishopsgate Reporting Relationships Direct Manager: Head of 22 Bishopsgate Executive Summary

The Soft Landings Manager (SLM) will act as the owner’s occupier interface, ensuring that expectations are met in relation to operation, and user experience of the building. It is expected that the SLM will come from a technical project management background, ideally with prior Soft Landings experience. As well as having a demonstrable track record of Soft Landings (including BSRIA) for commercial property, the successful candidate must have a core appreciation of how to provide a first-class customer experience for the occupiers of 22 Bishopsgate. This is an outstanding opportunity to play a key role at an internationally unique and iconic building, pushing the boundaries of service and expectations to new heights.

Technical & Operational • Have a demonstrable track record of delivering a soft landing process and requirements across a diverse environment including office, leisure and retail • Fully understand the requirements for a practical completion handover from the developer, to help mobilise 22 Bishopsgate free of major issues/ concerns that bring it into conflict with occupiers and/or the building owners • Work with the owner and management team to ensure that the design is appropriate for the end user • Be able to demonstrate examples of managing projects on behalf of an owner to ensure the smooth transition and mobilisation • Overall ensure fitness for purpose for the operation, maintenance and upkeep of: - - External fabric, glazing and features - Internal fabric fixtures and fittings - Mechanical installations access, location, maintenance and upkeep - Electrical installations, access and upkeep - Ironmongery hardware choices, types, availability and quality - Lighting installations accessibility, upkeep, sustainability, availability

Customer Orientation • Managing the customer journey by acting as the principal occupier interface from fit out through to occupation and day to day operation, in a way which optimises the experience of the workspace at 22 Bishopsgate. • Recognise the importance of the customer and how providing world class customer service is at the very core that everything at 22 Bishopsgate. Appreciating that all occupiers, their employees and visitors are “customers” of the building • Approving (from the soft landings and managing agent’s operational perspective) the ‘readiness’ of the development for PC, in line with the owner’s customer service values • Reduce owner and occupier dissatisfaction, cost and risk for post PC developments and projects as far as possible

Engagement & Communication • A natural and eloquent communicator who is comfortable interacting with a range of stakeholders. Be comfortable dealing with occupiers, contractors, colleagues and members of the wider London Community, articulating the vision and purpose of 22 Bishopsgate at all times • Attending preliminary and all relevant ‘stage’ meetings during the development project to familiarise themselves with the property and proposals and effects upon the operational management of the property post PC • Report at all stages of the Soft Landings progress – including written reports and in person

Note: Stage 1 in conjunction with the owner’s Fit Out Coordinator and Design Team. Stages 2-4 in conjunction with the 22 Bishopsgate FM and Customer Experience Teams.

Project Management - Technical & Construction • Work with the design team and fit out co-ordinator to assist with the review of drawings, designs, proposed finishes, architecture and challenge any design or finish aspect that does not conform to the owner's soft landings guide or interests and elevate concerns effectively • Oversee and liaise at post PC with the owner’s project development management team to ensure that the relevant stakeholders have closed-out any remaining snag items and that defects are reported as soon as found and taken-on for close-out by the relevant party • Support the occupier licence to alter (LTA) request process to ensure there is nil conflict with the base-build or existing systems, that occupiers provide the full details in support of the LTA application and are aware of the limitations of the MA remit when approving LTAs. With the PMs/FMs and other stakeholders review occupier proposed drawings calling on the necessary consultants to ensure that fabric and M&E, wayleave and other proposals are appropriate, advising on what the design will deliver to the end user and that license are in order before any works commence

Financial & Commercial Acumen • Have a demonstrable track record of managing the financial elements of a project • Must be able to demonstrate an understanding of how to achieve financial results through detailed management of complex accounts, processes and procedures to ensure that profitability is maintained within the agreed parameters set out by the owner. A highly organised and structured approach with an exceptional eye for detail • Be able to demonstrate a commercial awareness of how the soft landings role will impact on either the owner’s development costs (pre or post PC), the occupier’s operational costs or the service charge.

Personality and Behaviours • Highly energic, engaging and able to take a proactive positive approach to challenging situations • A good listener, who is able to prioritise tasks and activities • An exceptional negotiator who is able to use facts and details in order to influence situations and outcomes

Additional Requirements I • IOSH / NEBOSH or similar

• CAD viewing program training/use familiarity

• A detailed understanding of BSRIA Soft Landings.
