The temperature of the housing market in the Treasure Valley is as hot as it’s ever been right now. That’s great news for some and a significant hurdle for others. While prices are going up for sellers, low inventory and high demand have created a challenging situation for active home seekers. The obstacles presented by this competitive market have left many new buyers wondering if their first home or dream home will ever become a reality. But just because the home prices are competitive doesn’t mean there’s not a house out there for you — it just means you’re going to have to be ready when you do find it. Here are three tips to help you prepare to buy a home in this hot market. GET YOUR FINANCING READY Home buyers used to be able to get away with seeing houses without speaking with a lender. That reality has long since passed. Listings are seeing a lot of cash offers and home seekers who are already pre-approved. In a competitive market like this, if you find your dream house, you need to be ready to submit an offer, and that can only come if your financing is prepared. BE SPECIFICALLY OPEN-MINDED This may sound odd and perhaps contradictory. To be successful, it’s important to think through and discuss the must-have items in your new home. However, the more things you can be flexible about, the more options you have. For instance, you may have a firm budget, but if you can be flexible on location, your agent might be able to help you get a lot more home for your money. MAKE A COMPETITIVE OFFER Listings aren’t presenting second chances anymore. When a home comes on the market, you usually have one opportunity to put in the right offer. Most listings are going to the highest and best offer right now, so if you want your dream home, your offer needs to be just that. The best way to be successful is to listen to your agent and follow their advice. Offering the right price is only one factor of many that a great agent can advise you on. When it comes down to accepting an offer, there are many things that may help the seller choose you! While navigating tricky waters like these, it’s essential to have a trusted resource at the helm. Grilled

Leg of Lamb

1 4–5-pound boneless leg of lamb, not butterflied

2 tablespoons fresh rosemary, minced

1/4 cup extra virgin olive oil

Salt and pepper, to taste

8 cloves garlic, smashed and coarsely chopped

1. On a large cutting board, cut between the muscles on the leg of lamb to divide into 4 pieces, pulling apart with your fingers if need be. 2. In a mixing bowl, combine olive oil, garlic, and rosemary. Add lamb and toss to coat. Marinate for 4 hours at room temperature. 3. Heat grill to medium-high. Season lamb with salt and pepper and grill until lamb reaches an internal temperature of 130 F (medium rare). Cook time will vary depending on size of lamb pieces. 4. Let lamb rest, covered with tin foil, for 15 minutes. Slice thinly and serve.
