IN HONOR OF VALENTINE’S DAY A Tribute to My Wife, Kim

As the hype from New Year’s festivities starts winding down, the team at Smart Real Estate Coach, our Associates, and billions of other people around the world turn their sights on the next big holiday celebration: Valentine’s Day. While this day, might not be as widely acknowledged as other holidays are, taking the time to honor those closest to you is one of the most important things you can do this month. That is why I’ve opted to write a tribute this month to my beautiful wife, Kim. While marrying your high school sweetheart is an idea that’s been referenced in love stories and romance films for decades, very few tales involve marrying your middle school sweetheart. In that way, Kim and I have our own kind of love story, and in my assuredly unbiased opinion, our relationship and friendship is one for the books. We met when we were just 11 years old and dated the way those of us who lived in the era before cellphones knew how

to — by passing notes back and forth. In fact, for our first date, I scribbled a note asking her to go to the carnival with me.

Kim and I were married on Aug. 10, 1986, in Massachusetts, where we both grew up. We picked a great location — the Spencer Country Inn — and had exactly 325 people there to celebrate with us. Anyone who is or has been married can tell you that no matter how well you plan for it, your wedding day flies by at maximum speed. While I wish I could have made the celebration last a bit longer, I remember sitting there on my wedding day in pure astonishment. Over 300 people were in a single place having the times of their lives — and they were all there to support Kim and me. It was one of the most memorable nights of my life. After our fun-filled wedding, Kim and I flew to Maui for our honeymoon. We divided the trip into two adventurous parts: exploring land and sea. We rented a vehicle and drove into the mountains and then spent hours looking at colorful fish while snorkeling in the ocean.

HowMike Makredes Became Part of Our Coaching Team THE RESULTS O With our team’s combined experience in the world of real estate investment, we understand the wealth of information available and the number of mentors out there looking to help people get started on their own ventures. Because we are in the trenches doing deals of our own, we’ve investigated and spent quite a bit of money using other tactics. But what we ultimately found is that buying and selling on terms is the most successful and lucrative approach to doing real estate deals, and teaching Associates our strategies is the best part of what we do. Over the last 2 1/2 years, one of our High 6 Associates, Mike Makredes, has demonstrated his ability to follow our processes. He has had so much success doing his own

Less than two years later, our eldest son, Nick, was born in November of 1988. Only 14 months later, our daughter Kayla was born. Regardless of how solid the foundation of our marriage was, having two kids by the time we were 23 meant that we were two very busy young parents. In a way, we grew up with our kids. While it was stressful and tiresome, Kim and I worked as a team and made sure we both pitched in to give our kids the best we could. We made time to celebrate the good moments, and we leaned on one another during the hard ones. As I look back on our three decades of marriage, I can safely say that there is no way I could have found a better person. Kim is creative and friendly, and she is dependable as both a wife and a mother. Ever since the day we got married, we worked together in business and in life, and I am so grateful that she gave 11-year- old me a chance all those years ago. Happy Valentine’s Day, Kim!

STUDENT’S C

As mentors in the real estate business, we always encourage our prospective and existing associates to ask questions regarding any aspect of buying and selling on terms.

Like anything else in life, learning a new trade takes time, and initially, the systems might seem far more complex than they actually are. That’s where our coaches come in. For this edition, we recall one of our most frequently asked questions and offer feedback that should be helpful regardless of where you are in your process of buying and selling on terms.

REAL REAL ESTATE deals that we’ve invited him to join our coaching team! Mike is disciplined, eager to learn, and lives by the values on which we built our company. In short, he has been the ultimate student. Regarding his experience becoming a coach, Mike explains, “Like so many other new investors, I searched for a mentor for a long time before I met Chris at Smart Real Estate Coach. Then 2 1/2 years ago, I found an interview featuring Chris, and his marketing tactics and overall business structure really intrigued me. I hadn’t yet heard of his process of buying and selling on terms, but I quickly realized that it was his own niche. He was doing something no one else was doing, and it was working! What makes the whole process even better is that I started as an Associate with no real investment experience, and now I’m doing deals of my own every month.” “When I made the decision to become an Associate, I chose the highest possible level (High 6) because I felt comfortable with the team as mentors, I wanted to learn everything they knew, and I wanted to emulate their success on the East Coast over in California as efficiently as I could. After teaching me their strategies to do my own deals as a student, they invited me to join their team as a coach, and I’m so excited to start the process. In a way, I feel like I am paying forward their kindness by taking the knowledge they gave me and helping other families fulfill their dreams — in the same way Chris and his team helped me accomplish mine.” We couldn’t be happier to have you on board, Mike. SPEAK FROM THE HEART

HOW MR. ROGERS SAVED PBS

It’s May 1, 1969. As the war continues in Vietnam, people gather in the Senate Subcommittee on Communications in D.C. to fight for what they believe is critical to the American public. Proposed budget cuts to Public Broadcasting Services (PBS) threaten the programs that have become dear to so many, and $20 million is on the line. For a public television station, this is everything. Over the course of two days, Senator John Pastore, chairperson of the subcommittee, has listened to speech after speech about why PBS should be awarded the funding. He’s tired of hearing the same bland data and is eager to have the ordeal over with.

Senator Pastore. In the calm voice many of us associate with our childhoods, Fred Rogers shares with Senator Pastore the reasons why he’s concerned about what children see on television. Two minutes after Rogers has begun talking, Pastore’s demeanor changes — his face softens, and he can tell Rogers has something important to say. From his work in child development, Rogers has come to empathize with and understand the worries and fears of children. He explains to Senator Pastore that he’s created a show for children, saying, “I feel that if we in public television can only make it clear that feelings are mentionable and manageable, we will have done a great service for mental health.” He doesn’t speak from the piece of paper in front of him; he speaks from his heart. Rogers shares with Pastore what he tells viewers at the end of each episode: “You’ve made this day a special day just by being you.”

“I’d like to see this program,” Pastore says. Five minutes into the speech, he is transformed, just like anyone who’s seen Rogers’ show. “I’m supposed to be a pretty tough guy, and this is the first time I’ve had goosebumps for the last two days,” Pastore tells him. How has Rogers swayed the senator? He hasn’t waved a magic wand or given a dramatic performance, but Rogers’ passion is so palpable, even Senator Pastore can’t help being won over. Neighborhood,” Pastore has heard enough. “I think it’s wonderful,” Pastore declares. “Looks like you just earned the $20 million.” If you’d like to see Mr. Rogers’ testimony for yourself, you can check it out at youtube. com/watch?v=fKy7ljRr0AA .
