TRACT INFORMATION

Tract 1 will sell on a price per acre basis, based on the taxable acres. Tract 2 will sell for the lump sum, total dollar amount. Each sale will be final and no combinations will be offered. Immediately following the auction, the successful Buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, July 9, 2026. The Seller will provide title insurance in the full amount of the purchase price and will pay all the 2025 real estate taxes, due and payable in 2026 in the form of a credit as clossing. The 2026 real estate taxes and all subsequent taxes will be the responsibility of the buyer. Seller will pay the 1st installment of the 2025 Drainage Taxes (due June 1) with the buyer paying the 2nd installment (due Aug. 1). The drainage taxes for this property include both the regular annual assesment and additional assesments. The Buyer will be responsible for assuming the additional assesment, and will be responsible for the remaining years of the obligation moving forward. Buyer will receive 100% of the 2026 CRP payment. Possession will be given at the time of closing. There are no hunting leases associated with the property.
