or build a new one with en- ergy-efficient features, the two organizations issued “Green Building and Property Value A Primer For Building Owners and Developers.” “As owners and developers enhance buildings with energy- efficient features, appraisers can help make the case for green appraisal value,” said Appraisal Institute president Ken Wilson, MAI, SRA . According to the organiza- tions’ guidance, because these buildings with energy-efficient features are different from traditional ones, owners have had to change not only how they

design, build and market, but also how they approach financ- ing and construction processes. Otherwise, owners may pay for green with certifications, capital improvements and mar- keting and not fully realize the expected market benefits. Moving beyond the value that accrues to owners from rents, operational savings andmarket recognition at sale, the guide helps building owners and developers understand the ap- praisal process and how green characteristics and data can be used by appraisers to maximize valuation. n compared with an incremental project-by-project approach. It saves time because it provides a campus-wide concept ap- proval for stormwater projects through the City’s Department of Public Works, allowing the University to forgo preliminary concept-level approval for indi- vidual development projects. It also saves money because it incorporates sustainable stormwater design that re- duces potable water usage and landscape-associated energy consumption. This master plan is the first of its kind under Baltimore City’s new stormwa- ter regulations. On a more local level, AKRF developed a sustainable solu- tion to a recurrent streamflood- ing problem at the Whitford Country Club’s golf course in Exton, PA. The firm’s experts studied the stream’s behavior, and based on the findings, designed a new natural chan- nel system and several storm- water treatment wetlands. The new stream channel has significantly reduced flooding and erosion. “Green infrastructure plays a central role in more and more of our design and planning projects,” said Shandor Szalay, senior VP “including redevelop- ment and development projects, and city-wide municipal green- ing initiatives.
