The 380 condo listings in Coquitlam in July were down 6% from June but 22% higher than in July 2018. Year-over-year condo sales increased by 36% in July (to 94) and were 47% higher month-over-month. The sales-to-listings ratio increased to 25%, as Coquitlam’s condo market transitioned to seller’s market territory. The condo benchmark price in July was $516,400, virtually unchanged from June and a 6% decrease vs July 2018. The average sold price was $538,138 in July (down 1.7% vs June) while the average PSF sales price was $627 (a 0.5% decrease vs June).
