There were 898 detached listings in Richmond in July, 3% below June and 1.8% lower than in July 2018. The 86 detached sales were a decrease of 4% month- over-month but up 12% year-over-year. The sales-to-listings ratio was unchanged at 10% in July, as Richmond’s detached market remained favourable to buyer’s. The benchmark price was $1.47M in July—0.7% below June 2019 and a 13% decrease from July 2018. The average sold price was $1.59M, 11% above last month but 12% lower year-over-year.
