There was an 11% decrease in condo listings in Vancouver East month-over-month (settling at 488) while July’s listings were up 18% year-over-year. Condo sales increased by 44% from June (to 128) but were down 3% vs last year. The sales-to-listings ratio jumped to 26%, as Vancouver East’s condo segment transitioned to seller’s market territory. July’s condo benchmark price was $550,600, down 0.6% from June and 8% lower year-over-year. The average sold price was $612,074, a 1.1% increase from last month, with an average PSF sales price of $803, 1.1% above last month.
