a. Existing vegetation, which meet the minimum standards for a tree save area (TSA) in Section 8.4.2; or b. A 20’ Buffer containing the plantings required in Type B Buffer – Option 1 in Section 8.5.3.C; or c. A combination of existing vegetation and new plantings which meet the minimum planting requirements of a Type B Buffer – Option 1. d. In a PUD, street yard buffers shall be determined in the PUD Concept Plan. 3. When development in the LI or HI Districts abuts a major or minor throughfare as identified on the Wake Forest Transportation Plan, a Type AA Buffer shall be required along the edge of the right-of-way. If parking is limited to one single drive aisle and two bays between the principal building and the street, the standard 20’ Street Yard Buffer may be utilized instead. 4. When maximum front setbacks are required by the zoning district and the required street yard buffer exceeds the depth of the setback, the street yard buffer shall determine the setback dimension. 8.5.3. Buffer Yard Composition The required buffer yard types may be established using a combination of yard widths, evergreen trees, canopy trees, understory trees, shrubs, fences, walls, and berms. The following tables illustrate the required elements for each buffer yard type.

A. Type AA Buffer: The intent of the Type AA Buffer is to provide a completely opaque buffer to minimize visibility and noise between adjoining properties.
