Buying an apartment is one of the biggest investments in life and naturally you will encounter a lot of questions along the way. As a buyer, it is important that you feel safe and comfortable, which is why we at Stena Fastigheter always want to make sure we, as well as the real estate agents, are available throughout the whole process. Below, we have summarized how this works, step by step. Feel free to reach out if you have any further questions! From the moment you have decided...
ONCE YOU HAVE DECIDED When you've found your future home, you will sign a pre-agreement – a binding deal between you and the tenant-owner’s association. This agreement should be accom- panied by a mortgage approval document. Upon signing the pre-agreement, a down payment of SEK 75,000 is paid to the tenant-owner’s association, which serves as a partial payment of the total purchase.
CONTINUOUS INFORMATION You will receive continuous updates by email during the building phase, and you will also be invited to an informational meeting as the move-in day approaches. At the meeting, we'll go through all the practical aspects before moving in and you can ask questions about the residence and the area.
RIGHT-OF-USE AGREEMENT As move-in day approaches and the financial plan of the tenant-owner’s association has been registered with Bolagsverket (Swedish Companies Registration Office), you need to sign a so- called right-of-use agreement. The agreement simply gives you the right to use the apartment after the entry date and become a member of the tenant-owner’s association. Upon signing, 10% of the property’s price is paid, deducting the previously paid amount of SEK 75,000.
MOVE-IN DATE The timings stated in agreements and brochures are preliminary. The entry date will be confirmed when the right-of-use agreement is signed.
