cials, and attending numerous public meetings Novak Ven- tures of Saucon Valley finally received approval in September 2012 for a new retail and office development in the eastern portion of Bethlehem Township Northampton County called William Penn Commons. The development consists of approxi- mately 8.7 acres and is located .25 miles west of Rt. 33 along William Penn Highway. The site offers 4 separate pad sites ranging in size from about a half-acre up to almost two acres. Also planned for the site are two additional buildings that will house an approximately 14,164 s/f of retail and the other build- ing will offer both retail- 13,300 s/f and second floor office space totaling over 13,000 s/f. The exterior design of these retail/ office buildings will be modeled after the current “life style” outdoor malls that have been constructed recently in Saucon Valley Area and at the Lehigh Valley Mall. Sheetz convenience store will occupy one corner pad

site and is scheduled to be open for business early 2013. Discus- sions are ongoing with several pharmacies and fast food res- taurants for the other pad site that fronts on William Penn Highway. Several banks have expressed interest in another pad site. The interest in the site is strong. Several local vendors and national franchises have inquired about the site. Leas- ing negotiations are underway currently with several of them. The retail component will be a healthy mix of restaurants, spe- cialty retail shops, and personal services. The estimated time for completion for this retail compo- nent is late first quarter 2013.

Because the site is directly across from Farmersville el- ementary school and to alleviate concerns from school officials and parents the developers will provide a safer entrance way for the school by providing a dedicated right turn lane for east bound traffic along William Penn Highway. In addition the developer will be installing a signalized traffic light to better control the traffic through the area during school day peak traffic flows in the morning and afternoon as well as other times of the day. The developer will be adding dedicated left turn lanes and entrance lanes for the complex.

This development will be creat- ing numerous construction jobs over the next several months as well as permanent jobs at the business that relocate there. The site will also generate
