Inventory is meaningfully higher across almost all counties, giving buyers substantially more choice than they had in January 2025, with King, Snohomish, Pierce, and Thurston all posting double-digit increases in homes for sale. Importantly, this improved supply has not weakened demand. Pending sales are up year over year in many markets, including King, Pierce, Whatcom, Thurston, Island, and Kitsap, pointing to healthier buyer engagement than last winter. While closed sales are mixed and slightly softer in some counties, this appears driven by longer transaction timelines rather than declining interest. Overall, the year-over-year comparison highlights a more balanced, better-supplied, and more resilient market as 2026 gets underway. WoW: As the market settles into its second full week of January, momentum is clearly building after the holiday reset. Pending sales surged across nearly every county, led by strong gains in King, Seattle, the Eastside, Pierce, and Snohomish, signaling a meaningful return of buyer activity now that the calendar has fully turned. New listings were mixed but generally supportive, with some counties seeing fresh inventory come online while others remained tight. Closed sales were softer in many areas, which is typical at this stage as newly written contracts have not yet had time to close. Overall, inventory edged up modestly, days on market remain elevated, and the dominant theme is early-year reengagement rather than hesitation, a normal and healthy January pattern.
