LOCATION & GENERAL INFORMATION Tracts 1, 2 & 5 are located approximately 3 miles east of Nauvoo, Illinois at the junction of State Hwy 96 and the Connable black top. Tracts 3 & 4 are located approximately 2.5 miles east of Nauvoo, Illinois on the north side of State Hwy 96. The land represents productive tillable farmland, potential home building sites, a country residence, and more! The farm has had excellent care by the owners and by the current farm tenants (who have farmed the property for over 25 years!). Dry dams and tile were installed over the years as needed. This is going to be an excellent opportunity to purchase farm land and a country residence! All tracts have access to rural water and utilities.

METHOD & TERMS Tracts 1, 2, 3 & 4 will be sold on a per acre basis, based on the acreages obtained from a recent survey. Tract 5 will be sold for the total dollar amount or “lump sum”. Tracts 1, 2, 3 & 4 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect any or all 4 tracts for their high bid. If the high bidder does not elect all tracts, then the remaining tract(s) will be offered “Buyer’s Choice” until tracts 1,2,3 and 4 have all been elected. Tract 5 will be sold last. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, June 22, 2023. The seller will provide Title Insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Buyer will be responsible for the 2023 and all subsequent RE taxes. Possession on tracts 1, 2, 3 & 4 will be given at the time of closing, subject to a farm lease for the 2023 crop year. The buyer(s) will receive the land owners share of the farm lease income for 2023. Contact the auction manager for details regarding the farm lease. Possession on tract 5 will be given at the time of closing, subject to any remaining rights of the current farm tentent regarding the machine shed. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
