PHASE IV: OFFERS & CONTRACTS When an offer comes in, we’ll contact you immediately to review terms, pricing, contingencies, and timelines. We’ll guide you through acceptance or counteroffer options using Dotloop for signatures. REVIEW & NEGOTIATE OFFERS Most buyers request a 7–10 day inspection period. Common inspections include whole house, radon, termite, and sewer scope. It’s best to step out during this time - inspections can take a few hours. INSPECTIONS If repair requests are made, we’ll review the buyer’s addendum together and negotiate terms that protect your bottom line. NEGOTIATING INSPECTION ITEMS A licensed appraiser will evaluate the property. This may involve an interior visit or exterior review. The report typically arrives within 7 business days. APPRAISAL Right before closing, the buyer completes a final walk-through to confirm agreed-upon repairs are complete and the home is in proper condition. FINAL WALK-THROUGH PHASE V: CLOSING We coordinate with the buyer’s agent and title company to set a closing time that works for everyone.
