1960s The main land granted by Coventry City Council and Warwickshire County Council in the early 1960s. The first buildings were completed in 1965 (and now house Biological Sciences); by 1970 the Library, Science and Arts Buildings and Rootes Residences had been built on central campus. 1980s The 1980s saw the further expansion of the Arts Centre, the construction of the Jack Martin Halls of Residence and of the purpose built post experience training centre, Radcliffe House (1986) referred to above. In 1989, in partnership with Rover and Rolls Royce plc, the University extended the new Advanced Technology Centre to provide extensive new research facilities. 2000s A new Mathematics and Statistics building was opened in 2004 and a major investment in developing the Sports Centre has provided high-class sports facilities, amongst the best of any British university. Warwick’s Institute of Advanced Studies launched in 2007 and the Institute of Advanced Teaching and Learning was launched in 2010. The Warwick Digital Laboratory was opened by Prime Minister Gordon Brown in July 2008. In 2009, the Arts Centre’s Butterworth Hall underwent a £8million development, and we made extensive improvements to the Students’ Union, building extra retail space, cafes, bars and performance areas. campus of the University is situated on

Two new student Sherbourne, were opened in 2011 and 2012 respectively, and new science academic buildings are currently under development along with a new extension to Warwick Business School. 2010s Other notable developments have been a joint Students Union and Retail building (1998), Sports Pavilion (1998), the first two phases of a new building for the Warwick Business School (1999 and 2001) and a new building for Computer Science (2000). Since 2000 plans for further building have amounted to a programme of c.£50m. residences, Bluebell and 1970s During the 1970s, further academic and residential accommodation was built on campus, including the Social Sciences building in 1977, Senate House and the Arts Centre (1974) and the Students’ Union Building (1975). In 1979, the former Coventry College of Education merged with the University to form what is now the Institute of Education on the Westwood site. 1990s During the 1990s, the built campus continued to develop. Between 1993 and 2000 over £100m of new buildings were erected, notably the construction of the Arthur Vick, Claycroft and Lakeside Residences, the International Manufacturing Centre (1994), the Ramphal Building (1996), and the new Medical School Building and associated Biomedical Research facilities generously funded by the Wolfson Trust and through a successful appeal (2001).

Job Purpose: To lead and manage the Outsourced services section and specialist maintenance contractors to ensure all statutory, planned and breakdown works are completed to agreed KPI’s and Estates Service Statement The Maintenance department section are responsible for the operations and maintenance of a wide variety of complex equipment throughout the University Estate such as environmental systems, lifts, heating, ventilation equipment that form part of the services infrastructure. Duties and Responsibilities: 1. Management and organisation a. To provide consistent management of 3rd parties employed in the delivery of Hard Services and Fabric Maintenance across the Estate, including management of safety, quality and environmental impact. Ensure adherence by all to the University’s ISO14001 environmental management system. b. To offer strategic support to Head of Maintenance in developing a value for money Outsourced Services Strategy in conjunction with Estates Procurement, and wherever possible the insourcing of works in conjunction with the technical teams. Development of service innovations across the Estate. c. Responsible for development of business continuity plan and risk mitigation plan, and ensuring implementation of environmental policy. d. Maintain relevant records of plant and equipment data detailing financial implications and predicted life cycling costs specific. e. Manage the direct employed labour in accordance with University policies and guidance for staff management, including recruitment, discipline and grievance, time sheet completion, absence monitoring, performance management, appraisals etc f. Develop scope for tendering in liaison with the Maintenance Subject matter Experts (SME) and Estates Procurement Team and review tender returns. g. Undertake periodic Quality surveys h. Ensure 3rd party asset data is uploaded and kept current in the University CAFM system an generate compliance reports from data. i. Attend management meetings as required 2. Management of specialist contractors; Provide management and technical support to the (maintenance) Contracts team with the

management of contractors: a. in accordance with all University policies and guidance for the management of contractors ensuring that work is undertaken to the University accepted standards, in line with statutory compliance and demonstrates value for money, is compliant with relevant H&S regulations and relevant permits and other documentation are in place. This may include assisting with writing of contract tenders. b. liaising with contractors and explain the problems so that the contractor can evaluate a repair solution and take over the work in a safe and timely manner. c. Ensure contractors comply with H&S. and reviewing appropriate documentation as necessary, including work schedules, risk assessments and method statements d. provide regular feedback to the customer and undertaking regular Contractors performance reviews and reviewing invoices against work completed, and escalating poor performance as required. e. Support Estates procurement in management of supply chain. 3. Technical a. Take initial corrective action where required to keep the service going b. Provide project support in conjunction with the Clerk of Works, (Maintenance) Senior Surveyor and Projects Officers. c. Undertaking technical investigations as required by line manager, generate written reports to confirm findings, works completed, recommendations and maintain appropriate records d. Lead the larger Estates team to develop works specifications and budget cost plans to assist with 5 year planning e. Undertake administrative duties, maintain records and documentation as required by line manager and in accordance with Estates office and University policies. 4. Communication a. Communicate relevant information to the direct employed labour and 3rd party contractors where maintenance activities will impact on the building users operations b. Communication with impacted stakeholder groups to encourage effective dialogue about future plans c. Arrange building service shutdowns 5. General a. To participate in the maintenance departments on call system as required To undertake any other duties from time to time that may be required, commensurate with the grade of the post.

REQUIREMENTS The post holder must be able to demonstrate:

HNC/D qualification in a Facilities Management related discipline

Experience of working in the building services sector in outsourced services ma including commercial, industrial and domestic equipment

Experience in managing contractors and staff

The ability to assess problems and ensure resources and expertise are in place problems

Experience of managing reactive and planned preventative maintenance throug of software systems

Proven ability to analyse and resolve operational problems and emergencies

Computer literacy with Microsoft Outlook, Word, Excel, PowerPoint, MS Project required.

Excellent verbal and written communication and customer service skills

Autonomous self-starter with excellent organisational skills with the ability to pri maintain records, action plans and documentation up to date at all times

Good understanding of statutory compliance and the Health and Safety require themselves, staff and contractors at all time, job specific and generally. To inclu confined spaces, working at height, asbestos awareness.
