According to NAI Global’s office market report for the top 21 markets in the U.S. for Q1 2016, rental rates increased in 14 of 21 markets measured, while four markets, including the Mid-Atlantic markets of Philadelphia and Washington D.C., reported no change at all in their average rental asking rates. The Washington D.C. office market saw a rise in vacancy rates from Q4 2015, up to 16.5% from 16.1%. Also during the first quarter, the Washington office market saw an increase in construction with ten build- ings totaling 981,985 square feet being completed. This is comparative to nine buildings totaling 236,647 square feet in Q4 2015. Philadelphia also saw a rise in vacancy rates, increasing from 9.8% in Q4 2015 to 9.9% this quarter.
