B ALTIMORE, MD — TruAmerica Multi- family , in partnership with MSD Capital, LP , has expanded its geographical footprint to the East Coast with the acquisition of a 1,004- unit apartment portfolio in suburban Baltimore, MD, in an off-market transaction valued at $187 million. Los Angeles-based TruA- merica has acquired a portfolio that now totals more than 17,000 units with an aggregate value over $3 billion. To date, TruAmerica has specialized in the acquisition and reposi- tioning of mid-tier apartment communities in the Western U.S. but the acquisition of this portfolio is the first for TruAmerica east of Colorado as it expands its value-add platform to include select East coast growth markets. The portfolio is comprised of the 158-unit Bayshore Land- ing in Annapolis, the 634-

Howard Leon Parnes, partner of Houlihan-Parnes Realtors, passed away at age 86 on Thursday, April 21, 2016, leaving behind his devoted family. Mr. Parnes joined forces in 1967 with the long-established Houlihan firm run by James G. Houlihan and Daniel J. Houlihan. The firm, which became known as Houlihan-Parnes Realtors, celebrates its 125 th anniversary next month.

Mr. Parnes was known in the industry for being active in purchasing and selling real estate for over 56 years, and he brought a wealth of experience to any transaction. He was involved in the acquisition, ownership and/or sale of over 5,000 properties, not only throughout the New York area but also throughout the United States and in the Caribbean. His extensive career covered virtually all types of investment real estate. He specialized principally in shopping centers and taxpayers, along with high-rise, mid-rise and garden apartment buildings. At Houlihan-Parnes Realtors, Mr. Parnes established a mortgage servicing company, as well as a management company to run his various properties in New York and nationwide. Mr. Parnes and his staff formed investor groups, arranged financing with the assistance of the Houlihan Parnes Realtors’ mortgage brokerage department, and performed the due diligence and handled the closings on over $3 billion dollars of real estate in the United States.

Mr. Parnes was affiliated with The Bronx/Manhattan Board of Realtors, the Real Estate Board of New York, and the Westchester Board of Realtors.

A dedicated philanthropist, Mr. Parnes constructed three wings for an old age home, Hogar de Ancianos, in La Romana, Domincan Republic. This included building an infirmary with a medical office, a reception hall where patients may congregate and have social activities, a new kitchen and fully furnished dining room, as well as a dormitory with sleeping quarters. Mr. Parnes was also involved in the orphanage “Hogar de Nino” and donated money for the medical equipment of the Romana Central Hospital. Nearby at the Casa de Campo resort, he also developed many vacation homes and villas there as well. He was an avid fisherman, boater, wild-game hunter and enjoyed extensive international travel aboard his yachts, with many family and friends.

he October 2014 ac- quisition of Hershey Square Shopping Cen- ter by Heidenberg Proper- tiesGroup inHummelstown, PA was a marked departure from the full-service real estate company’s typical ap- proach. Historically, Heiden- berg Properties and its prin- cipals have acquired “value- added” centers whereby the group can leverage its leas- ing, property management, and development acumen to drive equity appreciation. Notable successes include the 2005 de-malling of the Leba- non Mall (Lebanon, PA) into an open-air center anchored by Kohl’s, TJX, PetSmart, and Michaels; re-tenanting a former 33,000 s/f Sears Hard- ware for Michaels and Mod- ell’s (Shirley, NY) in 2014; and currently, the March 2016 opening of a 55,000 s/f Kohl’s outlot as the initial phase of a re-positioning of the Berlin Mall (Berlin, VT). When evaluating the pur- chase of Hershey Square, however, Heidenberg Proper- ties and its joint venture part- ners Norse Realty Group and Strategic Real Estate Partners took a different approach. The center had several compelling attributes including well-performing anchors with below-market rents and lengthy terms, as well as high-grossing restau- rants such as Panera Bread and Applebee’s. In addition, the market presented desir- able demographics in regard to income and population density, while the presence of nearby Hersheypark and other recreation attractions made the site appealing for both the existing community and tourists. Moreover, the center had been originally de- veloped and managed by the Hershey Trust Company . Consequently, there were no deferred maintenance or physical issues. Hershey Square was a “Class A” shop- ping center by all measures. Heidenberg Properties and its partners were confident that they were acquiring a fully-stabilized center with predictable cash flows for years to come. Although the “value-added” characteristics were not apparent, the combi- nation of strong tenants and T

long-term leases resulted in a desirable asset to add to the portfolio. It wasn’t long after acquir- ing the property that Heiden- berg Propert i es ’ “DNA” emerged. With the knowledge that several retailers wanted to tap into the Hershey mar- ket, the group reevaluated the shopping center’s leasing and expansion opportunities. Heidenberg Properties re- alized that an inherited ap- proval for a since-terminated restaurant deal could be extended and potentially expanded upon. The devel- oper ultimately obtained an approval for the demolition and subsequent expansion of a pad building from 2,025 to 6,750 s/f and quickly con- cluded lease negotiations. As of early May, the new pad had been delivered to tenants Visionworks, Five Guys Burg- ers & Fries, and a medical testing lab. All retailers plan to open this summer.

In addition, Heidenberg Properties realized that ex- isting merchant PA Wine & Spirits, occupying 13,373 s/f, was using inline space as a storage area. Heidenberg Properties concluded that if the storage space could be constructed at the rear of the existing store, the inline space could be put to its “highest and best use” and leased to other traditional retailers. By constructing the new stockroom in the rear of the building, theWine & Spir- its store was able to install its latest “Premium Collec- tion” prototype and commit to a new ten-year lease. Ad- ditionally, the 6,800 s/f of inline retail will be occupied by a 3,800 s/f Sleepy’s and a 3,000 s/f Pet Valu. These new tenants expect to be open for business by Labor Day. Only eighteen months from acquiring the property, this “fully-stabilized” shopping center will increase by 9,151

Penn State Hershey Medical Center, home to the Penn State Cancer Insti- tute, College of Medicine and Children’s Hospital, as well as the University Physician Center is located directly across Routes 422 and 322.
