Executive VP Barry Waisbrod arranges off-market sale of 125 apartments in Ocean County KISLAK sells Hope’s Crossing in Toms River, New Jersey for $33.75 Million

OMS RIVER, NJ — The Kislak Company, Inc. an - nounced the recent off- market sale of Hope’s Crossing, a 125-unit multifamily property at 1 Vans Way in Toms River, Ocean County, for $33.75 million. Kislak arranged the sale with executive vice president Barry Waisbrod handling the assignment on behalf of the seller and buyer, both longtime Kislak clients. The parties were not disclosed. Waisbrod said, “This was an extraordinary value-add opportunity since the prop - erty was previously afford - able but is now market rate in one of the strongest and fastest-growing markets in New Jersey. The purchaser was eager to add this attrac - tive and well-maintained property to their portfolio.” Built in 1994, Hope’s Crossing is a two-story apartment complex with 125 units in 14 buildings on 12.6 park-like acres. The unit mix consists of mostly two- and three-bedroom units. Situated at the center of the Jersey Shore’s key tran - sit routes, Hope’s Crossing offers a built-in tenant pool with immediate proximity to the Garden State Pkwy. The property’s location serves as a gateway to the area’s major commercial and rec - reation centers, making it a landmark destination for those seeking the optimal balance of suburban conve - nience and Jersey Shore- market accessibility.
