The Phelps/Wooldridge farm (known locally as the Martinie Farm) is located approximately 3 miles east of Mason City, IL or 15 miles west of Lincoln, IL (25 miles east of Havana, IL, 30 miles north of Springfield, IL or 45 miles south of Peoria, IL). The land is further described as being located in the East Half of the Northeast Quarter of Section 11, T20N-R5W, Mason City Township, Mason County, IL. The balance of the purchase price will be due at closing which will take place on or before July 1, 2026 . The seller will provide title insurance in the full amount of the purchase price and pay all of the 2025 real estate taxes, due and payable in 2026. The 2026 RE taxes, due in 2027, will be split evenly in half with the seller and buyer each paying half. Possession at closing subject to a cash rent lease for the 2026 crop year only.
