Repairs and maintenance are also described in the Declaration for your specific condominium. Typically, the condo is responsible for items on the outside of structures. The door face (the four or five individual sections known as panels) and weather -strip (seal that goes around the door face that attaches to the jambs), all these components are on the outside of the building and are typically part of the condo. All the remaining parts of the garage door is on the interior and usually is the responsibility of the unit owner. Who is responsible for the replacement, repairs and maintenance of the electric operator? Again, maintenance of the electric operator and parts will depend on the Declaration for your specific condo. As a homeowner, you would want to verify the safety features are functioning with the operator, this is usually the two black boxes at the bottom of the vertical track. Garage doors and the electric operators are made up of numerous stationary and moving parts. Understanding what they do is just as important as what you can touch. As a home owner, you have the ability to monitor the sounds of the door and lubricate certain parts, such as hinges, rollers and springs once per year with a product that has the following properties; lubricant, penetrant and rust inhibitor. Please note, WD-40 does not meet this standard . Do not touch or replace components (springs, drums, cables, bottom brackets or any plates that connect these components to the frame or other parts) UNLESS you have read and understood the installation manual, have the qualification, tools and training, as these components are under extreme tension and can cause serious injury or even death. If you are unsure, side with caution and don’t touch. When something does not sound correct, it is time to call a professional.
