Alamance Crossing Burlington, N.C.

Alamance Crossing recreates a “downtown main street” shopping experience in which pedestrians can wander in and out of stores while strolling along the avenue. The EMJ team performed all site work and off-site improvement work in addition to constructing the retail space, including J.C. Penney, and the 16-screen Carousel Movie Theatre. Due to surrounding wetlands, a four-lane, one-mile frontage road and bridge were needed to allow customers to enter and exit the shopping center. Constructing these required a week long closure of a large state road and delayed work on the retail shell and site. The team coordinated with state and local officials and engaged the community to address concerns and reduce impact. Through constant communication and collaboration, EMJ delivered the client nearly $530,000 in cost savings on the finished development. 3

Palm Beach Outlets & Marketplace West Palm Beach, Fla.

The Palm Beach Outlets & Marketplace consists of two adjacent retail developments. The 465,000- square-foot Outlets is comprised of 10 individual buildings of various sizes with over 100 tenant spaces and a food court area, and the 300,000-square-foot, grocery-anchored Marketplace hosts space for 20 additional tenants. The EMJ team performed the demolition of a 1.4 million-square-foot mall, as well as complete redevelopment of the entire 87-acre site, including miles of new underground utilities. During preconstruction planning for the development, EMJ discovered that connecting the shade structures to the building’s structural steel, as the drawings instructed, required an additional 25 tons of structural steel. The C2C team collaborated with the architect and engineer to develop an alternate design. The resulting changes provided the client with a two-month schedule improvement and a grand total of $4 million. 4

Home Depot Center El Paso, Texas EMJ completed all site work, including the building pads, infrastructure and utilities, and constructed Gander Mtn., Petco, Specs, and Sprouts on this 12-acre retail expansion near an existing Home Depot.

Whole Foods San Antonio, Texas

One of eight Whole Foods projects constructed by EMJ, this project included the building pad, site utilities, and building shell. The exterior finish features glulam beams and a standing seam roof.

Cinemark Pharr, Texas

EMJ constructed the 16-screen XD theater on a 16-acre site with two ponds. The site required substantial storm water work, including a lift section, to alleviate city flooding.

The Fountains at Farah El Paso, Texas

The Fountains at Farah is a 578,000-square-foot split level, open-air shopping center with dining and entertainment venues. EMJ performed all work on the 70-acre site, including 150,000 square feet of outparcel and glass enclosed buildings. During preconstruction, EMJ brought to the client’s attention that the complex garage design on the lower level required three different types of concrete structures and several specialized subcontractors. We worked collaboratively with all project stakeholders to develop a new design that would eliminate these unnecessary costs. In the end, we saved the client more than $3.5 million with the redesigned parking area, changes in landscaping, and other plan modifications

Cabela’s Fort Oglethorpe, Ga.

EMJ worked remotely with the Cabela’s team to develop the 9-acre site and complete construction in approximately seven months. The second of three Cabela’s built by EMJ, the retail space features extensive rough- sawn millwork, a large aquarium and a gunite mountain.

Pearland Town Center Pearland, Texas Pearland Town Center is a 143-acre multi-use development, featuring retail, residential units, restaurants and a Marriott Courtyard Hotel. EMJ performed all site work, landscape, hardscape, structural platforms, main street retail and office components. EMJ also provided agency construction management services for the three- story residential towers containing 62 units and the 110-room hotel.

EVO Entertainment Center Kyle, Texas

EVO Entertainment Center features an 11-screen, stadium-style movie theater, a bowling alley and other entertainment areas. In the project’s initial conceptual phase, EMJ assisted the owner in selecting interior and exterior finishes and the mechanical, engineering and plumbing (MEP) systems. The team also expedited the planning phase to deter a competing movie theater franchise from building on an adjacent site.

Nordstrom Rack University Park, Fla.

EMJ built Nordstrom Rack from the ground up, including a complete interior fit-out, inside the existing Shoppes at University Town Center while neighboring stores remained open.

Lee Vista Promenade Orlando, Fla.

Lee Vista Promenade is a 40-acre retail development with space for more than 30 tenants. EMJ performed all site work for the project, including the building pad for a 50,000 square-foot theater and five restaurant outparcels, and constructed over 100,000 square feet of retail space in addition to a portion of the fit-out packages. EMJ was awarded the retail development well into the design stage of the project. The team immediately began identifying potential budget and scheduling issues. We collaborated with all subcontractors to find creative solutions, which resulted in cost savings on such items as awning and sunshade installation and stamped asphalt pavers in lieu of concrete pavers. This not only saved the owner money, but also created a better product for the owner in terms of long-term maintenance. 15

Waterford Commons Waterford, Conn.

EMJ constructed Dick’s Sporting Goods and the remaining retail space at Waterford Commons, a 360,000-square- foot development. The team performed extensive site work, including removal of over 300,000 cubic yards of rock, construction of significant retaining walls, and the widening of a bordering road.

Kroger Marketplace Forney, Texas Kroger Marketplace is a new concept marketplace that features everything from apparel and home furnishing to grocery and a drive-through pharmacy. EMJ performed all site work and construction services.

Settler’s Ridge Pittsburgh, Pa.

Settler’s Ridge is a 400,000-square-foot retail center with space for nearly 50 tenants. The EMJ team constructed the development’s shell buildings and interior vanilla box fit-ups, and completed the site work, including various building pads using deep mine void grouting, as well as a new traffic signal off-site. After a thorough analysis of the 77-acre development’s site, which was formerly a coal mine, EMJ’s team suggested major alterations to the client’s initial design plans. After integration, these adjustments not only improved the site’s soil bearing properties, but also saved the client over $1 million. 17

Northborough Crossing Northborough, Mass.

Northborough Crossing is a 225,000 square-foot retail center. EMJ constructed Dick’s Sporting Goods and provided early preconstruction services for the remaining shell space and delivered $1.2 million in added value during project buy-out.

Milford Marketplace Milford, Conn.

EMJ’s work on the Milford Marketplace development included all site work, construction of the shell building as well as interior fit-ups, and the demolition of an existing furniture store and warehouse building. Off-site improvements included new traffic signals and widening of the bordering road.

Waterside Development Fort Worth, Texas As part of this 63-acre mixed-use development, EMJ constructed 200,000 square feet of retail space along with a parking garage and an outdoor common area. The team also performed site infrastructure improvements, including the extension and construction of two roads.

Walmart - Sam’s Club Dallas, Texas

EMJ performed all site work, including demolition of the current Neighborhood Market and ground-up construction of the Walmart Supercenter and Sam’s Club combination. Through our C2C approach, EMJ analyzed the client’s ultimate goals and discovered that the current Neighborhood Market could remain open as the new development was being built—without slowing down progress of construction. By thinking creatively, our team delivered unique value to not only the client through 9 months of added revenue, but to the community as well by enabling their local grocery store to remain open.

Tractor Supply Company Bennett, Colo. Tractor Supply Company is a home improvement and agriculture store. The EMJ team performed ground-up construction, complete site development, including erosion control, grading, storm drainage, and underground utilities. Despite 20 inches of snowfall during construction, the team completed the project in just six months.

Kerasotes Theatres Manteca, Calif.

In just 10 months, the EMJ team constructed the Kerasotes Showplace with 440 pre-cast concrete panels for the building, 8-inch thick exterior walls on the auditoriums, and 6-inch thick demising walls. The stadium seating and mezzanine on the second floor are constructed of structural steel and slab on deck. The Showplace 16 is part of the Promenade at Orchard Valley Lifestyle Center, which offers over 720,000 square feet of retail, restaurant and entertainment space.

Hamilton Corner Chattanooga, Tenn. EMJ renovated the existing outparcel, demolishing the existing facade and installing rooftop HVAC units. New construction included a new exterior façade and two additional outparcels.

Carmax Westborough, Mass.

Carmax is a car dealership constructed on a 12-acre site next to a major highway. The EMJ team performed all site work and the erection of a large bridge and 70,000 pounds of import material.

Bass Pro Shops Daytona and Gainesville, Fla.

EMJ completed two Bass Pro Shops in just over a year. Both stores serve as anchors of large mixed- use developments and include unique features, such as hand painted murals and 12,000-gallon aquariums. The unique value and exceptional client experience that EMJ delivered in Gainesville earned our team the respect and trust of Bass Pro and the opportunity to build the second store in Daytona

Warehouse Row Chattanooga, Tenn.

EMJ played a key role in the repurposing of a Civil War fort turned textile warehouse into what is today, an upscale mixed-use development and premier shopping, dining and entertainment venue in downtown Chattanooga. Among EMJ’s work on the development was renovation of the building’s basement into Two Ten Jack, a unique, modern restaurant space. EMJ built out the space, remodeled the existing restrooms, and performed a complete landlord mechanical, engineering and plumbing (MEP) retrofit. EMJ also renovated the fourth floor to meet the office space needs of two companies, Bellhops and SIGNiX. EMJ performed selective demolition, renovation and construction of both spaces, including interior aluminum storefronts, HVAC upgrades, and significant electrical rework.

Cool Springs Galleria Franklin, Tenn. EMJ converted a former Sears department store into five contemporary retail spaces, including Belk, H&M and American Girl. Exterior and interior renovations required significant structural modifications as well as a new façade and mall entrance and upgraded lighting, flooring and restrooms. The completed space acts as a seamless extension of the two-level mall corridor.

Signal Mill Chattanooga, Tenn.

Originally constructed in 1916 as a textile manufacturing facility, EMJ is converting the two-and-a-half-story structure known as the Knitting Mill into an urban, mixed-use retail, restaurant and office development.
