Method & Terms All tracts have recently been surveyed. Tract 1 (country home and farm buildings) will sell first for a “lump sum” total dollar amount. Tracts 2 - 11 will be sold on a price per acre basis, based on said surveyed acres, which will be used to constitute the final settlement price. Tracts 2 - 11 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Buyer’s Choice auctioning will continue until Tracts 2 - 11 have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) shall enter into a written purchase agreement with the sellers. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing, on or before April 25, 2017. Title Insurance will be issued in the full amount of the purchase price. The 2016 real estate taxes, due and payable in 2017, will be paid by the sellers. The 2017 and all subsequent real estate taxes will be the responsibility of the new buyers. Full possession will be given at the time of closing, there are no hunting or farmland leases for '17.
