FOR CORAL ENVIRONMENTAL, THE SECRET TO ACHIEVING THEIR GOAL AT THE NEW STUDENTS’ UNION BUILDING WAS CLEAR AND CONCISE COMMUNICATION BETWEEN ALL STAKEHOLDERS… WATER SAFETY

L eading water treatment and closely with MEP contractors Michael Nugent Ltd, provided an extensive water treatment, assessment and commissioning package for QUB’s new Student Centre. Works included the pre-commission cleaning and chemical treatment of the closed loop heating and chilled water systems, the chemical disinfection of the mains, domestic hot and cold water systems and a full and comprehensive legionella risk assessment of all water systems within One Elmwood. The Belfast based health, safety and legionella compliance company, CORAL ENVIRONMENTAL, working environmental compliance company was also responsible for the commissioning of Reduced Pressure Zone or RPZ valves for the Students’ Union building. A requirement of the Water Supply Regulations, RPZ valves are backflow prevention devices designed to stop back-siphonage of contaminated water sources into mains cold water service. They are fitted directly onto a cold-water supply pipe that is supplying any pipes or apparatus deemed to be carrying a Fluid Category Risk 4 substance. Only qualified engineers are permitted to carry out compliance testing and commissioning of RPZ Valves under the Water Regulations. “The water system disinfection process is detailed in a number of key standards including BS EN806-5:2012, BS8558:2015 and PD855468:2015. These standards deal with the design, installation, testing, operation, cleaning, disinfection and maintenance of domestic and drinking water services inside buildings,” explained Colin Bell, Contracts Manager at Coral Environmental Ltd. “The disinfection of water systems and their constituent parts is vital to reduce the risk of dangerous waterborne

pathogens including Pseudomonas and Legionella bacteria. Our team of qualified engineers carried out the water system disinfection in accordance with the above standards. The water quality and system parameters were monitored throughout the disinfection process. These checks included independent, UKAS accredited analysis of microbial activity to ensure all parts of the system, outlets and distribution pipe work were successfully treated.” Colin commented, “Once the disinfection process was complete, our Risk Assessment Team carried out a legionella risk assessment of all water systems within One Elmwood. Legionella bacteria are widespread in nature, mainly living in natural water systems. Outbreaks of legionnaires disease occur from exposure to legionella bacteria growing in purpose-built systems where the conditions are such that they encourage growth, such as dirt and heat within storage tanks and hot water cylinders etc.” Colin further explained, “To prevent

exposure to legionella bacteria, building owners/managers are required, by law, to carry out a legionella risk assessment of their building. The risk assessment forms an integral part of the water safety management system and is instrumental in identifying the control measures and their frequencies needed to safely maintain the water quality within their building.” Colin was pleased to report that the project ran smoothly, “Our team of experienced engineers worked very closely with the mechanical contracts manager and site engineers from NUGENT. The secret to achieving our goal was clear and concise communication between all stakeholders,” he added. As members of the Legionella Control Association, we work to a strict Code of Conduct to ensure that the services we provide are completed to the highest standards. Witness sampling, satisfactory analysis results and compliance certification led to a successful completion and handover in the agreed time frame, and cost.
