“The second is a little more challenging and involves air sealing and perhaps insulating a building’s exterior shell.” Energy efficiency upgrades don’t only lower energy bills, but they reduce the building’s environmental impact while also improving interior comfort for its occupants. Zerodraft’s projects include state and county buildings, universities, senior centers, factories, office buildings, multifamily communities and single-family homes. Since Zerodraft’s beginning 10 years ago, the company moved 2 miles from its previous location in Towson after needing a change and more space. Interested in expanding their physical and creative capacity, Zerodraft’s management team turned its gaze toward St. John Properties, a firm it was not familiar with prior. “Since our move, we have become more acquainted [with St. John Properties] and we are impressed with the dedication to customer service we’ve experienced,” Pfund said.

including a spacious warehouse with its own loading dock attached to the office, natural daylight with a view to the outdoors, ample parking to accommodate employees’ personal vehicles as well as Zerodraft’s fleet, and easy access to the Baltimore Beltway to better reach customers in the greater Baltimore- Washington metro area. “The improved amenities of our new location are difficult to quantify in terms of money saved or increased productivity, but we are positive we are better off with the move.” When accommodating a building energy efficiency contractor, one can assume the company holds its own standards to those of the buildings it modifies. St. John Properties met Zerodraft’s customization needs. In addition to tailoring the office and warehouse areas, St. John gave Zerodraft a generous allowance to make kitchen modifications, create a dramatic stone feature wall in the entrance, install new carpet, build custom workstations and customize interior finishes.
