One of the two locations is the AAMG Infusion Center, near the Anne Arundel Medical Center campus with convenient on-site parking. This facility provides infusion therapy, laboratory-phlebotomy, and hematology and oncology profes- sional services. The space includes an infusion center with 12 chairs, exam rooms for physician consultation, a lab draw station, administrative offices and a pharmacy. AAMG had specific standards for mechanical engineering and a USP 797 sterile compounding pharmacy. “St. John Properties did a great job coordi- nating all of this and working with our pharmacy staff to assure we met these requirements,” said Susanne Tameris, practice manager at AAMG Infusion Therapy. “We worked very hard with Brittany Long, the St. John senior designer, to create a space with effi- cient flow for the patients and staff. Our team developed our vision through a 2P lean process prior to creating the plans for the office, and then we were able to work with Brittany to see our vision come to light.” M atters of health can either spur people into solitude or community. For this reason, the Anne Arundel Medical Group (AAMG) accommodates both privacy and togetherness by leasing two separate spaces from St. John Properties, giving patients options for their health needs.

campus and offers convenient parking. “St. John was able to offer a ‘one stop shop’ for the creation, construction and leasing of the space,” said Charlene Harrison, practice director for Women’s & Children’s Services. “This negated the need for multiple contractors and extensive time required to manage them. The St. John project and construc- tion team were great to work with. They were professional and always available to answer any questions.” St. John stood out to AAMG because of the company’s dedication to under- standing what the health care team and patients would need. “They observed our old space, discussed the problems impacting the practice, then offered solutions to resolve these problems,” Harrison said. “From that, our new office has allowed for a more comfort- able patient environment.” With facilities under St. John Properties’ professional care, the AAMG teams dedi- cate themselves to caring for patients at a convenient location, integrating patients’ needs for both privacy and community.

Six of the 12 infusion chairs have curtains if patients prefer more privacy, with five other chairs placed in an open treatment space, and the remaining chair in a private treatment room. “This meets the many needs of our infusion patients,” Tameris said, “allowing for privacy if needed, or allowing them to meet people with similar medical conditions and hear about their journey, how they find hope and offer support for each other.” Similarly, the Maternal and Fetal Medicine Specialists branch offers both privacy and community for mothers planning for their children’s health. The AAMG team provides care for complex maternal and fetal medical conditions, fetal diagnoses, multiple gestations and genetic disorders. The team includes physicians, sonographers, nurses, genetic counselors and a diabetes educator who work hard for maternal and fetal health. The St. John location for this AAMG branch needed room for diagnostic testing and state-of-the-art ultrasounds. The facility is near the AAMC hospital

The Glaucoma Center leases two suites from St. John Properties in Melford Town Center, with one suite housing the Lakeview Surgery Center, which is the ophthalmology practice of the Glaucoma Center. The surgery center conducts cat- aract and glaucoma surgery. “We offer the full array of diagnostic equipment for diagnosis and monitoring glaucoma patients,” Dr. Alyson Hall, MD, founder of the Glaucoma Center, said, “including visual field testing and ocular coherence tomography. Lakeview Surgery Center, located in the same building as our medical practice, is where we provide sophisticated glau- coma and cataract surgery.” Due to the nature of glaucoma, the facility is crucial to the center’s opera- tions. “Our office and surgical centers are conveniently located in a single- story building with easy patient access,” Dr. Hall said. “Many of our patients have low vision and our location facilitates their ability to enter our office and sur- gical center.”

The Glaucoma Center has had such suc- cess that it is expanding its current office space in Bowie to accommodate more examination rooms and diagnostic equipment. “Our office space and sur- gery center are used for direct patient care,” Dr. Hall said. Creating the office space was a team effort between the Glaucoma Center, the Lakeview Surgery Center and St. John Properties. “The project manager, designers, architects and contractors all worked collaboratively with my medical practice,” Dr. Hall said. “Throughout the entire process, I felt very comfortable with the expertise and thoroughness of the [St. John] team. Their input and will- ingness to tweak our plans until they perfectly suited our needs has given us two spaces that are creatively designed to maximize our flow and efficiency, while giving our patients a comfortable and beautiful environment in which to receive medical care.”

Within its facility from St. John Properties, Louisiana Emergency Response Network operates a call center, conference room and offices, all in two suites, complete with a backup generator, to function effi- ciently and quickly. In describing the network, Executive Director Paige B. Hargrove said, “LERN is an agency of state government created by the Louisiana legislature in 2004, and charged with the responsibil- ity of developing and maintaining a statewide system of care coordination for patients suddenly stricken by serious traumatic injury or time-sensitive illness, such as heart attack and stroke.” These health situations require immedi- ate care, which is why the LERN Communication Center hires nationally certified paramedics. They use LERN Board-approved protocols to handle trauma, ST-Elevation Myocardial Infarction (STEMI) and stroke patients while routing them to the appropriate hospital for their medical care.

A facility that houses the entire network in one location both improves employees’ work efficiency and allows the communication center to remain open 24/7, year round. “Our call center provides support and direction to EMS and hospital providers by facilitating patient movement across the state,” Hargrove said. Additionally, St. John Properties custom- ized the facility for a 24/7 operation to include a concrete pad that supports a 150-kW generator. “Given the nature of our work, we require backup power in order to continue services during power outages,” Hargrove said. “Our space has been outfitted with a large generator, which allows for continued operations during power outages.” Maintenance requests are resolved quickly, allowing the network center to continue its work without pause. LERN also needed administrative areas to handle the behind-the-scenes opera- tions of the network. “Our space also

provides us with a large conference room, which is needed for quarterly board meetings,” Hargrove said. “This space is also used frequently for training courses and other statewide meetings.” All together, the communication center, generator and offices allow LERN a unique position in Louisiana’s emer- gency response field. “During times of disaster,” Hargrove said, “LERN is responsible for managing and operat- ing the Emergency Medical System Tactical Operations Center. Our office space has enough space to do this effectively, and we have the necessary generator in order to ensure uninter- rupted operations. The ability to have all of this space together allows for a more efficient operation.” The Louisiana Emergency Response Network uses every asset of its St. John Properties facility to provide direction for EMS, host meetings or educational events, and to make certain their job gets done.

Between high-tech equipment and patient needs, US MRI needed a partic- ular sort of space. “St. John Properties was very helpful in customizing our imaging center,” O’Neal said. “We had very specific needs in building the rooms for our medical imaging equip- ment. Each machine requires certain specifics when it comes to the ground underneath, the walls, ceiling, windows, etc. St. John Properties was very accepting and understanding of these needs and worked with us to create the perfect imaging center.” In the future, US MRI hopes to grow with St. John because of the personable nature of their partnership. “After we worked with St. John Properties on this project, we asked if they have projects coming up in the other areas we are looking to expand to,” O’Neal said. “The biggest thing that sets them apart is the
