June 11, 2020 Directors Report

• MicroMain Work Order Software: I had a Zoom meeting with the software designers on June 4, 2020 to add the HVAC and laundry equipment into the system so that we can track everything that goes on with them. I am currently gathering all the information for the equipment in the pool equipment rooms so that it too can be placed in the system and tracked. Concurrently all the labor and vendor information and data are being loaded into the program as well. We are looking to commence the testing and training mode within the next month or so. • Lampposts along Palm Boulevard: I have sourced through a local vendor a replacement lamppost for the one that was struck and knocked over on the east side of the road near the guard shack. It was impossible to get a perfect match and since there are a few other fixtures that are damaged we will be replacing 10 heads, five on the east side of Palm Blvd and five on the west side of Palm Blvd, so that they will all be the same along the main entry. The new lampheads will be similar enough that the difference won’t be that noticeable. • Flooring in the Mailrooms: I met with a local vendor and looked at samples of vinyl flooring for both mailrooms as the carpet in them is in terrible shape and the flooring in them should be more durable, resilient and long lasting. Ed and I selected a color and the vendor is currently preparing a quote for us so that we can commence with the installation during the off season. • Carpet in East Room: The same vendor gave me some samples of carpet for the east room as the existing carpet has a seam that has unraveled in the middle of it (see pictures on adjacent page) and is very unsightly and not to the resort’s standards. I think that at this time this at the least should be addressed as the more the room is used, and the carpet cleaned it is continuing to breakdown and the associated cost to replace it is minor in comparison.
