When electrical contractors, installers, property managers, homebuilders, government institutions and other businesses need a one-stop shop for all their electrical equipment needs, the place to go in the Mid-Atlantic region is CapitalTristate.

Born from a merger of Capital Lighting and Hagemeyer Tristate back in 2010 by parent company Sonepar, CapitalTristate prides itself on living up to its simple mission statement: “To be the electrical distributor of choice for our customers, our vendors and our employees,” according to Michael Clarke, CEP-OS, area sales manager for CapitalTristate’s Baltimore division. The Bal- timore division’s more than 100 employees serve the Baltimore/metro market. With its Energy & Maintenance Services (EMS) Division, as well as its work in the government/institutional sector, Capital- Tristate strives to provide the ultimate in customer service to its clients. Although many in the business call themselves full- line distributors, CapitalTristate prides itself on being on the cutting edge of the prod- ucts and service it offers customers. “Our technical knowledge sets us apart,” Clarke said. “We’ve invested in solar tech- nology, so as demand increases, we’re on

the front side of that area. We’ve added someone to head up our efforts in tools, fasteners and safety products. Some of our competitors offer some of the prod- ucts and services we offer, but none of them offers all of the products and ser- vices we do.” The retrofit included a modernization of the Hamburg Street location and its amenities, including a 60-person training facility, a café for employees, an open-office environment andmore—exactly what CapitalTristate was looking for. CapitalTristate’s relationship with St. John Properties in the Baltimore area predates the current company, and it has proven to be valuable to the company’s opera- tions, Clarke said. “We have a great working relationship with Al Cunniff [St. John Prop- erties’ director of marketing] and everyone we work with at St. John. They helped us when we needed to totally retrofit this building to accommodate our larger staff after the merger,” Clarke said.

Intense Engineering

Technology is becoming an increasingly important part of our everyday lives, and technology for the health care setting is more important than ever before. Fortunately, that’s right up the alley of Intense Engineering.

Kent Chase, president and CEO of Intense Engineering, considers his company to be in the general field of industrial automation, with a focus on a very specific market niche. The company has a strong background in lab process automation, and most of the custom equipment Intense Engineering produces is for research and development and production. Intense Engineering also has an impressive track record in diag- nostic medical device development. “Basically, we design and build a broad array of custom devices and equipment with a focus on the life sciences,” Chase explained. Intense Engineering began as a three-man firm in a small tech- incubator building in Madison, Wisconsin. The company’s first space, Chase recalled, was in a dorm-room-sized room in the building. As time went on, Intense Engineering moved to new spaces in the building. Eventually, it occupied the largest suite. When the building was sold to an adjacent technical college,

Chase and his partners had a very short time — about three months — to find a new space.

While searching for new office space, they learned of St. John Properties’ Nelson Road Business Center. Located on the near-east side of Madison, the center is part of the region the Wisconsin Technology Council calls the I-Q Corridor. After touring one space at Nelson Road Business Center, Chase and his partners told the leasing agent that they liked the space but would need to move some walls and make a few other changes. They were invited to come back and look at another space in the office park that had been completely gutted and would allow them to start with a blank slate. Intense Engineering leased the space, Chase designed the floor plan, and St. John Properties built the space out to his specifica- tions. “The build-out they did for us was outstanding,” Chase said.

Siemens

For the technology that runs much of the modern world, customers around the globe turn to Siemens.

According to Scott Meyer, service operations manager for Siemens’ Baltimore location, and Carol Baer, the location’s office manager, Siemens has had a market presence since the middle of the 20th century. The Baltimore location is part of the global powerhouse’s Building Technologies Division, which focuses on solutions for building infrastructure; heating, ventilation and air-conditioning (HVAC) systems; energy management; fire and security systems; and many others. The Baltimore office houses approximately 80 employees. Siemens stands out in the industry in part because of its determi- nation to put customers first. “We have an unwavering drive for providing exceptional customer service,” Meyer said. Another factor that plays into Siemens’ success is its vast technical knowledge. “With all the services we provide, we have significant engineering expertise and field-level expertise,” Meyer explained. “We have hundreds of collective years of employee experience in the areas we touch here.” Siemens takes its commitment to sustainability seriously, including in its own house. Its office in Windsor Corporate Park was certified in February 2015 with three Green Globes by the Green Building Initiative (GBI) under the Continual Improvement of Existing Build- ings program. An award of three Green Globes indicates that the organization demonstrates leadership in applying best practices regarding energy, water and environmental efficiency. The Sie- mens team achieved the award by documenting its sustainability practices and processes, along with the facility improvements it has made since the office opened. Such world-class, in-demand expertise requires a facility tailor- made for Siemens’ commitment to excellence, and St. John Properties delivered, Baer said. “Our old facility — one block over — was about 14,000 square feet,” she recalled. “This space is about 17,000 square feet, which gave us room to grow. St. John Proper- ties gutted everything and built it out to our specifications.”

Those specifications included additional space for meetings and training classes. “We were able to go from one conference room to four, and we have a training room in this facility whereby we can do customer and employee training on-site,” Baer said. “The train- ing room has been invaluable. We handle a lot of overflow from our Customer Training Center [in Beltsville, Maryland], and a lot of our Baltimore-area customers come here for training.” Siemens recently renewed its lease in Windsor Corporate Park, a move Baer said is due to the responsiveness and service Siemens receives from St. John Properties. “They’re the best!” she said. “We’ve established a really good working relationship with the people who do the dispatching and the maintenance guys. I can’t say enough about them. They’re dynamite.”

No one enjoys dealing with the stress that can often result from managing business technology. When it’s time to upgrade a telephone system, migrate servers to the cloud or relocate an office, businesses can offload this stress by calling Teltek, a “one-call” business technology company.

The Nicoli family has served companies in the Mid-Atlantic region since 1964. Bob Nicoli, who founded Teltek in 1996, has since retired as the owner of the business and now works as a consultant for the company. Bob’s wife, Debi, took over in 2006, and now she and her son, Chris Nicoli, manage the business and its impressive growth. Teltek started out as a telecom company, but it has evolved and expanded into the IT industry. Today the nine-employee firm provides small- to mid-sized businesses with a one-call business technology solution specializing in office relocations and expansions. “Customer service is our number-one pri- ority,” Debi said. “We take responsibility for all aspects of a technology deployment, where most vendors pick and choose which parts they will do.” Teltek primarily services small- to mid- sized business in Maryland; Washington, D.C.; Virginia and Pennsylvania. Teltek also provides services for many local nonprofits. “We understand that non- profits cannot always afford the proper network infrastructure that they need,” Debi said, “so we work with nonproftits to reduce their monthly expenses to free up enough money to afford state-of-the-art

technology, often with no additional out- of-pocket expense.”

In addition to nonprofits, Teltek has an extensive list of clients including a few recent additions: a wine distributor in Columbia, Maryland; a large national home improvement center in Norfolk, Virginia; a nonprofit French language and culture center in Washington, D.C.; and a small legal firm in McLean, Virginia.
