RALEIGH, NORTH CAROLINA Second Raleigh-Area Business Community Coming to Youngsville St. John Properties has acquired a nearly 25-acre site north of Raleigh for the speculative development of Youngsville Business Park . This three-building community will feature approximately 120,000 square feet of signature flex/R&D space. Located near Wake Forest and Franklinton, the project marks the company’s second Research Triangle development. Groundbreaking for the first two buildings, totaling 85,000 square feet, is set for this spring. “Youngsville Business Park is a well-positioned opportunity to deliver our signature product to Franklin County,” said Regional Partner Dustin Atkielski. Delivery of the initial phase is expected by year-end.
VIRGINIA Celebree School Opening this Spring at Arcola Center
Celebree School franchise owners Namita Arora and Ruchiee Chawla have signed a lease with St. John Properties for 12,000 square feet at Arcola Center in Dulles, Virginia, where they will open an early childhood education and daycare center. Arora and Chawla selected Arcola Center for its flexible design, which accommodates classrooms, care facilities, and
administrative operations under one roof, as well as its proximity to area retailers and a growing base of young families. The Dulles location marks the fourth Celebree School in the St. John Properties portfolio and the first in the region.

DELAWARE First Delaware Business Community Breaks Ground in Middletown St. John Properties’ expansion into Delaware has officially begun with the acquisition of a 75-acre site to develop Middletown Exchange . This mixed-use community will include 225,000 square feet of flex/R&D and retail space, alongside 450 future homes. “Middletown Exchange seamlessly integrates into our town’s landscape of designed growth,” stated Middletown Mayor Kenneth L. Branner, Jr. Groundbreaking for Phase I is expected this spring, including two flex/R&D buildings totaling 96,000 square feet, with delivery anticipated for early next year.
COLORADO CSI Pharmacy Selects Corporate Center for New Midwest Regional Office
Home infusion therapy company CSI Pharmacy has selected St. John Properties’ Corporate Center in Golden, Colorado, as the site for its new Midwest Regional Office. The Dallas-based company has signed a lease for 9,000 square feet at 500 Corporate Circle, with plans to support approximately 40 employees at full buildout. The Golden facility will package medications for distribution to patient homes in nearby states, and will also feature on-site infusion treatment rooms to serve local patients. Vice President of Operations Conner Nelson cited Corporate Center’s flexiblity accommodating office, packaging, storage, and logistics functions under one roof as key factors in the company’s decision.
