OFF SITE MANUFACTURING
DfMA(D) Design for Manufacture and Assembly / Disassembly.
Ardmac implements a DfMA(D) or ‘Design for Manufacture and Assembly/Disassembly’ strategy, wherever possible, to assist the on-site assembly and construction process. Generating detailed 3D models using specialist design software allows for the classification and quantification of materials directly from the model. Models can then be transferred digitally to manufacturing partners production software. Anything that is modelled is coded and trackable. Schedules of quantities and sizes (or any other properties) that are linked to model objects can be extracted with ease. This greatly reduces the amount of manual counting, minimizes the risk of human error, and improves accuracy, impacting quality and cost control.
Products can be designed to LOD500 detail ahead of time for ease of manufacture and assembly of parts that form an overall solution. This has proven successful in designing, procuring, and fabricating systems and components off-site, reducing schedule, labour requirements, transport costs, and site waste, while creating a safer work environment. One example of where this off-site construction approach to data centre controlled environments has been successful is where we have provided hot and cold aisle (HAC) solutions to leading global brands internationally.

As part of our continuing design development for manufacture and assembly strategy, Ardmac have developed the ground supported (GS) hot and cold aisle containment solution and the ceiling supported (CS) hot and cold aisle containment solution with our established off-site fabrication techniques. Full height lightweight independent frames and containment walls are manufactured off-site to the agreed scale and dimensions and transported to the specific project location.
The off-site fabrication strategy allows for large manageable sections of the framework to be delivered in a ‘flat-pack’ approach and bolted together in-situ for rapid assembly.

Revolutionising construction site management. At Ardmac, innovation drives excellence. In 2024, we embarked on a transformative journey to enhance our site openings management process. While our workflows were already grounded in robust BIM implementation, we recognised the potential to elevate efficiency and safety by integrating cutting-edge technology. After evaluating both Virtual Reality (VR) and Augmented Reality (AR), we identified AR as the optimal solution for on-site applications. Unlike VR, which posed safety challenges, AR offered a practical and secure alternative, allowing teams to utilise tablets in the field. To ensure seamless integration, we selected GAMMA AR, a leading augmented reality tool compatible with Autodesk Construction Cloud and Procore. A rigorous proof of concept verified its compatibility with our systems, and our Digital Innovation Committee (DIC) approved the deployment. The DIC, composed of senior leaders across departments, ensures all digital processes align with Ardmac’s high standards for quality and innovation.
By integrating AR with BIM, Ardmac has set a new standard for construction efficiency and precision. Real-time visualisation and data synchronisation eliminated inefficiencies, reduced errors, and aligned on-site execution with design specifications. Ardmac was appointed as construction partners by the GC, Exyte, for this Hyperscale Data Centre in Vienna, Austria. Construction on this site began in 2022 and was completed within the same year. Ardmac were appointed as the specialist architectural contractor to deliver bespoke structural, ground-supported Hot Aisle Containment (HACs) and a walk on ceiling system in the data hall spaces for this project along with the entire architectural fit-out works for the admin building. Due to the compact nature of the project, co-ordination and collaboration between Ardmac and the other trade partners on site were crucial to project success. Ardmac’s Early Contractor Engagement (ECE) ensures predictable outcomes. ECE applies LEAN principles, involving contractors early to advise on design, buildability, and resource allocation. This approach enhances planning, reduces risks, improves cost and schedule clarity, and fosters accountability among stakeholders. By aligning design and construction teams, ECE minimises variations, shortens delivery times, and delivers high-quality, cost-effective results that support long-term performance. Ardmac recognised the critical importance of efficient airflow management in optimising the data center’s performance. To address this, Ardmac implemented a ground-supported Hot Aisle Containment system. This bespoke solution involved the installation of specially designed structural elements to support the containment system. Ardmac have developed a range of Ground Supported (GS) and Ceiling Supported (CS) assemblies catering to an array of different requirements for data centre design and data centre construction making us the ideal partner for this project.
Innovative design solutions were paramount to Ardmac’s approach in optimising space utilisation and accessibility within the data hall. The implementation of a walk-on ceiling system provided convenient access for maintenance and equipment installation and enhanced the facility’s overall aesthetics. Ardmac’s design team worked closely with structural engineers to develop a robust walk-on ceiling system capable of supporting personnel and equipment. Customised access panels and integrated lighting solutions were incorporated to enhance functionality and user experience. In addition to the technical infrastructure within the data hall spaces, Ardmac undertook comprehensive architectural fit-out works for the administrative building. This encompassed interior design, partitioning, flooring, lighting, and other finishing touches, reflecting Ardmac’s commitment to delivering a holistic and tailored solution for our clients. Delivery of New Data Centre Specialist-trade interior contractor

Ardmac were employed as a specialist-trade interior contractor for the delivery of a new data centre on an expanding campus in Eemshaven, in The Netherlands. The project involved the fit-out over 60,000 square meters of technical space including electrical support rooms, whitewall (36,000sqm), Seismic Ceilings (23,000sqm) and over 300 door sets of varying types, with client-specific security requirements. In addition to the technical space, the fit-out of a 350-square-meter client-specific office support area was delivered. Particular care was taken to assist the client in their design and coordination process during the Early Contractor Engagement (ECE) phase of the project. This enabled a solution focused collaborative culture across multiple disciplines and positive results for intricate technical detailing in areas such as firestopping, and service penetration management where up to 5,000 builder’s works openings were delivered. All works were successfully coordinated and delivered on time, within budget and to the required specifications.

Modular Suspended Structural Aisle Containment Solution Specialist interior fit-out of a hyper-scale data centre project in Denmark

In late 2020 Ardmac were appointed to deliver the specialist interior fit-out of a hyper-scale data centre project in Denmark for a well-known global brand. Part of the scope includes suspended structural ceiling grids and a bespoke aisle containment solution tailored to the end user’s needs. Aisle containment systems enclose the space between server racks, collecting the IT equipment’s hot exhaust air, while the data hall architectural elements create a large cold-air plenum. This keeps the hot and cold air streams separated, ensuring effective cooling and Power Usage Effectiveness (PUE). Given the complexity of the build and the requirement for fully integrated electrical services within suspended structural cold aisles, modular solutions leveraging the benefits of off-site construction and DfMA strategies have been utilised. Supplementing our Building SMART approach, BIM has played an important role in the coordination and procurement of the components and the interdependent services that rely on a high quality delivery from the Ardmac Technical Team. Our Architectural Technologists work closely with other trades to ensure a zero-risk delivery of the solution. Early engagement and collaboration with the client and other supply chain partners has created opportunity to manufacture, procure and assemble the solution in an off-site location close to the facility ahead of traditional programme commencement dates.
This approach allows the construction of the ceiling and aisle containment systems to commence ahead of the critical path and room ready dates. All components are pre-ordered and manufactured in accordance with the approved design proposal to allow a zero waste off-site assembly of the modular cold aisle, demonstrating our continued commitment to sustainable construction methods. Pre-fitting of integrated electrical services in an off- site location close to the facility is just one of the benefits of the approach resulting in a LEAN project delivery and early schedule activity for multiple trades. Improved labour production within the factory setting and the resulting speed of installation of the aisle containment modules has positive knock-on effects for subsequent trade activities, and is just one example of the benefits of our LEAN approach to project delivery. Modular cold aisles and ceiling systems are assembled in factory-controlled conditions, ensuring a safe working environment and reducing working at height, while elevating quality standards in comparison to traditional construction methods and generating enhanced Pre-Manufactured Value (PMV) for our clients.

As part of our data centre design strategy, hot and cold aisle containment (HAC) solutions are among the most effective for cooling efficiency and Power Usage Effectiveness (PUE). These systems separate hot exhaust air from cold supply air by enclosing the space between server racks. Ardmac offers Ground Supported (GS) and Ceiling Supported (CS) assemblies tailored to modular and off-site construction needs. Our standardised solutions are high-performing, scalable, and integrate seamlessly with server and cabling infrastructure. We also provide customised options to meet specific project requirements for structure, aesthetics, access control, and service integration. Aisle containment systems must integrate electrical and mechanical services, requiring early collaboration. With Early Contractor Involvement (ECI), we can design and assemble fully-equipped HAC units off-site, enhancing programme speed and construction quality through Design for Manufacture and Assembly/Disassembly (DfMA). Using 3D models, components are classified, quantified, and transferred to manufacturing systems with trackable accuracy. LOD500-level detail ensures parts are pre-fabricated for efficient, low-waste assembly. This approach has delivered successful outcomes for major clients worldwide. A recent case study in Austria highlights the use of Ardmac’s ground-supported HAC system, built to transfer service loads to floor slabs, eliminating ceiling suspension.
Our team conducted architectural and structural assessments to meet client needs for spans, tolerances, and finishes. The resulting structure, co-designed with M&E partners, included integrated access control and a walk-on ceiling system supported by beams spanning HAC units. These beams carried both ceiling and service loads. Our BIM Level 2 certified processes and model libraries streamline coordination with manufacturing and supply chain partners. Products are manufactured under ISO 14001:2015 standards, using sustainable, recyclable components and lean methods. Scalable HAC units are designed to fit varied room modules, with zero waste from LOD500 precision. Structurally, the system includes main beams for ceiling and services, cantilevered arms for support, and cross-bracing for stability. Assemblies are available as 3D modules or flat-pack formats to suit site conditions. Off-site prefabrication minimises site labour, waste, and risk, with this project achieving significant time savings thanks to detailed design and DfMA planning.
