Thank you for taking the time to consider the appointment Head of Engineering at 22 Bishopsgate. 22 Bishopsgate is an office development built in partnership between AXA Investment Managers and Lipton Rogers Developments. It’s been conceived as a building which represents the future of offices globally by creating an environment where people thrive. We expect a community of around 12000 people who will experience many unique and original elements that aim to make the office a human place to work, addressing social, wellbeing, convenience, environmental and productivity needs of both the people and businesses that occupy and visit the building. 22 Bishopsgate has over 3 acres of community space offering a diverse mix of facilities including a food market, gym, wellness retreat, business club, active commuter park, public viewing gallery,

innovation hub and learning zone, flexible and project workspaces, and a curated gallery space at lobby level. The Head of Engineering is primarily responsible for the strategic and tactical delivery of a high standard of performance in Engineering Services at 22 Bishopsgate. This includes all contracted services for Mechanical, Electrical and Public Health Systems, Utilities and Smart Systems and combined as Engineering Services. Ensuring that the engineering service partner and other associated partners perform as a cohesive department within the 22 Team reflecting the vision and

• Implement and drive the 22 Bishops- gate Engineering Services Strategy • Drive technological innovations and en- hancements for operational efficiencies and enhanced user experience • Manage Engineering Services to a proven industry and International standard such as ISO. • Develop the operating guidelines and protocols necessary to attain high standards of service delivery and emer- gency response. • Periodically review the Engineering Services Strategy ensuring delivery of systems remains in line with a prede- termined scope and budget. • Engage with the Soft Landings Team to ensure defects are closed to a satis- factory standard. Manage Warranties in accordance with the manufacturers conditions.

• Present with confidence in delivering training and presentations to col- leagues and peers. • Fully adopt the 22 culture and actively encourage team engagement and lead by example. • Adopt and communicate the team and building brand. Following the visions and values in undertaking all duties, ensuring those working within your de- partment and under your management follow your lead. • Adhere to all Company and local policy to include but not limited to employ- ment, procurement, contract manage- ment, H&S and expenditure.

• Foster and develop the integration of the engineering department into the 22 Team. • Regularly engage with the Tenants Engineering Manager to ensure service delivery matches or exceeds the Land- lord standard. • Actively promote the One Team re- lationship between the management team, service partners and all other stakeholders to create a seamless and unified customer experience. • Attend formal meetings with key ten- ants and the stakeholder team ensur- ing that any issues raised are managed effectively and customers are regularly updated through to resolution. • Represent Engineering and 22 Bish- opsgate when required for social me- dia, panel discussions, press enquiries etc.

• Engage with allocated service partners and develop a partnering ethos with their senior management, account man- agement and operatives. Ensuring all Service Partners operate as a collective and collaborative 22 Bishopsgate team • Develop guides for operational excel- lence. • Ensure that any one-off and non-con- tractual operational tasks are fulfilled to a high specification and within a dedi- cated timeframe, to include out of hours services for occupier events and special projects. • intained within the agreed budget, and seek alternative ways to improve cus- tomer service and reduce expenditure.

• Deliver statutory compliance, health, safety and environmental risk manage- ment along with Company Policy and reputational risk. • Ensure building regulations, statutory obligations, legislative compliance and best working practice are adhered to. • Assist implementing the vision and plan for the building to maintain a con- stantly improving environmental per- formance which engages the building occupiers. • Actively work towards progressing all department Environmental, Social and Governance (ESG) targets.
