Local stone has also been incorporated in places to enable the property to blend into the landscape, says architect Sheka Kanu. “Natural ventilation and natural shading are always at the forefront,” Sheka continues. “We wanted to create an indoor- outdoor feel.” James Hamilton Architects’ second design for Pearns Point is a pre-priced ‘plot and plan’, stretching over 3,000 square feet. This one can be applied to a variety of lots and presently features four ensuite bedrooms, open-plan living space, arrival courtyard, pool and outdoor dining area. Both designs retain the peninsula’s original vegetation to protect and buffer the property, while adhering to Miami-Dade rated standards of construction for extra peace of mind. The use of indigenous stone found around Pearns Point contributes to the “sense of place”, James explains. For the Turks and Caicos-headquartered practice, working in Antigua presented fresh artistic scope. “To go from what is basically a sandbar to a mountainous scene is phenomenal. At Pearns Point, there’s no bad view anywhere,” James says. “The houses we design here would be very different to those we design in Turks and Caicos. We strive to really drill down into the views, the materiality, the ventilation strategy. “We try to celebrate the sense of place, the environment, and draw upon that to drive our architectural style. At the same time, we make sensible decisions around buildability that won’t cost the client the earth.” “Each of the 71 lots has its own unique view that we as architects love to explore and find a special strategy for,” Sheka puts in. “And each is really breathtaking.” More than two decades’ experience working in the Caribbean has given the architectural team invaluable knowledge of the region, its climate and its whims.

This spring will mark one year since the practice joined forces with Pearns Point developers, who say interest in the resort among high-net-worth buyers continues to mount. Spaced out across an untouched peninsula, the low-density development is just a half-hour drive from the international airport. It offers round-the-clock security and has a single access road in and out. “Buyers choose Antigua because when they look at all the factors that matter to them, it’s the most balanced. There are direct flights to the UK, US and Europe, a low crime rate, and a large, active expat population,” Adam continues.
