Verizon renews, expands at Eastman Companies’ class A office complex in Livingston, NJ ECC earns LEED Silver certification for Existing Buildings: Operations & Maintenance

dollar capital improvement campaign to completely reno- vate and reposition ECC in order to meet the evolving needs of today’s corporate tenants and accommodate a growing millennial workforce, according to Michael Schofel, managing partner of Eastman Companies. “Our strategic reinvest- ment in ECC has played a key role in a number of new leases and renewals we have secured in recent years,” Schofel said. “Having an internationally recognized tenant like Verizon renew and expand its commitment by 40% is a testament to the premier business environ- ment that we have created here. IVINGSTON, NJ — Verizon Communi- cations has renewed

ECC recent l y earned the U.S. Green Building Council’s LEED (Leader- ship in Energy and Envi- ronmental Design) Silver certification for Existing Buildings: Operations & Maintenance. Green actions implemented at the complex include the completion of a 420 kW solar installation project designed to provide green power, reduce the building’s carbon footprint and lower operational costs; and the addition of four elec- tric car charging stations. In 2014, ECC received “The Outstanding Building of the Year” (TOBY) honor from the Building Owners and Managers Association (BOMA) . ECC is approaching 100% occupancy, with only 56,000 s/f of office space remaining. n Maryland Glass Corporation factory site where cobalt blue bottles and jars for Bromo Seltzer and Noxzema were formerly produced until 1980 when Maryland Glass went out of business. The new poultry processing facility will repurpose the obsolete industrial site and give Holly Poultry the space they need to continue to expand their prod- uct offerings. The expansion is expected to result in the hiring of an additional 100 full-time employees. This facility will also feature a new test kitchen and new equipment including conveyors, marinating, sizing and deboning lines. In addi- tion, this project is pursuing energy and environmental design in accordance with the Baltimore City Green Build- ing Code. Steel is currently being set for the new state-of-the-art USDA poultry processing facility and is expected to be operational in January 2017. Holly Poultry then plans to renovate their existing facility which will house the whole- sale commodity division of the business. n

Eastman Companies was represented in the transac- tion by the brokerage team of Jeff Garibaldi, Michael Baltimore, MD — Mer- ritt Construction Services , the construction arm of Mer- ritt Properties , has been selected by Holly Poultry to build a ground-up, USDA poultry processing facility in Baltimore. The new facility will allow this local business to better serve its customers and also expand its workforce, increase production and re- purpose an obsolete industrial site in the city. Located at 2121 Wicomico St., the new 37,500 s/f build- ing will allow Holly Poultry to separate its processing business from its wholesale commodity business. This internal structure will give Holly Poultry the opportunity to penetrate existing markets more deeply, explore newmar- kets and accelerate growth. “For the past several years, Holly’s growth has been ham- pered by lack of space,” said Zach Fine, vice president of Holly Poultry. “Now, working with Merritt, we are taking 17 acres of urban blight and turning it into a state-of-the- art processing facility.” Holly Poultry, a family-
