THE LEADER, PILOT, AND BUSINESSMAN I ADMIRE MOST: MY DAD!

This month, as parents prepare for their children to don graduation gowns and place those awkward, square- shaped hats on their heads, there is another important holiday that my team at Smart Real Estate Coach doesn’t want families to forget: Father’s Day! Long before I became a dad myself, Father’s Day was still an extremely important holiday for me. My dad has always played an influential role in my approach to both business and life, and he still does. Some of my greatest memories with Dad involve flying. He had his pilot’s license, so on the weekends, he and I would wake up early, pack our things into his aircraft, and fly to the Cape for breakfast. The trip was short — only an hour or so each way — and Dad would sometimes let me take a turn at the wheel. Because he was there, I was never fully flying solo, but those early experiences finding my own wings are especially memorable. In addition to being a superb pilot, my dad has owned and operated two businesses in his lifetime. He inherited

the first business from his father in the 1960s. After working for several years to successfully grow the company, he sold it in 1991. Shortly after, a close friend he did business with passed away. After speaking with his friend’s wife, he realized the business was likely to flounder unless he purchased it. In the end, he worked with his friend’s wife to keep the company profitable until they both determined it was time to sell in 1995. “I grew up in the family business. Even as a kid, I remember being inspired by the entrepreneurial motivation my dad displayed every day.” I grew up in the family business. Even as a kid, I remember being inspired by the entrepreneurial motivation my dad displayed every day. He would wake up in the morning with the intention to do

good — to do better than the day before — and as a business owner myself, I constantly strive to do the same. I’ve certainly followed in my dad’s footsteps in the way I run a business. I even brought my family in to help, just like he did. If you’ve read through the past editions of this newsletter, you know both Nick and Kayla started working with their mom and me early on. I know how much I learned by doing the same with my own parents, so any time my kids sought to offer their help, I encouraged it. Now that my dad has (finally!) retired at age 79, after spending the greater part of his life fulfilling his entrepreneurial dreams, I think he is still trying to figure out what to do with all his free time. For now, he spends all the time he can with family, especially playing with his great-grandson.

To my dad and all the other hardworking dads out there, happy Father’s Day!

Check Out This High 6 Associate’s Recent Deal THE RESULTS O Is it possible to buy a beautiful, debt-free home on 10 acres for full market value and not use a bank or any of your own cash? If your first thought was “no,” then you haven’t been introduced to the most profitable type of deal structure. Fortunately, our Associates have, and they have the results to prove it! For example, one of our High 6 Associates Don S. closed on a half million-dollar, 10-acre estate with no money down and no banks! Here’s his story. “The seller had the home on the market during the spring and summer of 2016 and could not sell “For Sale by Owner” at $598,000. In a panic, he dropped the price to $399,000 because he wanted to move to Texas where his family had already relocated. “Following Smart Real Estate Coach’s methodology, I structured an owner financing deal with the seller for 24 months with principle only payments of $1540 per month. That means no interest and 100 percent principle paydown every month. As mentors in the real estate business, we always encourage both prospective and existing Associates to ask questions. Like anything in life, learning a new trade takes time. Initially, the systems may seem far more complex than they actually are. That’s where our coaches come in. Here’s one of our most frequently asked questions. DOES SMART REAL ESTATE COACH OFFER DIFFERENT ASSOCIATE LEVELS? We have a variety of options for you to get involved with us on a more personal basis. Levels of our program are available for every budget, and the service can be as hands-on as you’d like it to be. From online training to a visit here in our hometown, we have it all. Here are our different Associate levels. ASSOCIATE STARTER LEVEL *Prerequisite: QLS Home Study Course STUDENTS’ C

ANCIENT INVENTIONS LOST TO THE AGES

We Still Don’t Know How They Were Made

Even as the modern world becomes more technologically advanced, we still haven’t been able to uncover all the secrets of some ancient civilizations. From waterproof fire to unbreakable steel, these carefully guarded inventions were taken to the grave and have never been recreated or rediscovered. Like the civilizations that birthed them, they have been lost in time. GREEK FIRE There’s a reason the Byzantine Empire ruled the land and sea in Eastern Europe for seven centuries. That reason was Greek fire, an incredibly flammable, petroleum-based substance that the Byzantines used to incinerate their enemies. It was unique from other incendiary materials because water purportedly did not put out the fire. Some even reported that water helped it spread. Its composition was carefully guarded by the Byzantines, and with the decline of their empire, the secret ingredients for Greek fire were lost. SAKSAYWAMAN BLOCKS On the other side of the world, the ancient Incans built an awe- inspiring citadel outside Cusco, the capital city of their empire. It was called Saksaywaman, and it functioned as a fortress, temple, and storage depot. However, it is not the function of the citadel that is mysterious, but the architecture. The walls of Saksaywaman are made with large stones, some weighing 200 tons, that are cut so precisely that mortar was not necessary to hold them together. The technique the Incan stonemasons used to fit the variously shaped stones is still unknown, but its construction allowed the citadel to withstand earthquakes for centuries. DAMASCUS STEEL In 500 A.D., superior swords and knives began to appear in the Middle East. It was said that their blades could cut through a feather midair and that they were stronger than any other metal. “Damascus steel” was named for Damascus, Syria, the city where the steel was supposedly created. However, the secret to creating the blades was in the steel ingots from India used to make them, called Wootz steel. The technique for creating Damascus steel was lost in the 18th century, and though many have tried, no one has been able to replicate Wootz or Damascus steel.

REAL REAL ESTATE The price I ended up paying was $420,000, which means my balloon payment on or before 24 months was only $383,040. “We create three paydays for all properties we buy and sell on terms. Payday No. 1 is the nonrefundable down payment we collect from the buyer after they’ve been prescreened and have a mortgage-ready plan they can succeed with. In this case, it was approximately $65,000 over time. ‘Over time,’ in this case, meant that every six months, they were putting down $8,000 or more. “Payday No. 2 for the entire term was $15,600. If we owe the seller $383,404, as noted above, and the buyer goes the full 24 months (they were prequalified to be mortgage ready 18–24 months), our Payday No. 3 is $499,000 less $65,000 paid, less $36,960 principle paydown or $50,960.” SUMMARY OF PAYDAYS: Payday No. 1: Deposit $65,000 Payday No. 2: Monthly Cash Flow $15,600 Payday No. 3: Back End/Financing $50,960 Total: $131,560 –Don S. 1 5-lb. rack of beef ribs

Kosher salt and black pepper, to taste

DIRECTIONS

1. Heat a charcoal, wood-burning, or gas grill to medium high. Once heated, move heat source to one side or turn off half of the burners to create an indirect heat zone. 2. Season ribs with salt and pepper and char on the hotter side of the grill, turning occasionally, for 12–15 minutes. Once charred, transfer to the other side of grill and cook until the thickest part of the rib reaches 130 F, about 2 1/2–3 hours. 3. Let meat rest for 15 minutes. If desired, serve alongside grilled veggies.

HEROIC DADS WHO DIDN’T BACK DOWN

BEING A PARENT ISN’T ALWAYS A WALK IN THE PARK

Kids often look up to their father as one of their greatest heroes. There are the long drives to sports tournaments, the late-night movies, and the sweets when Mom isn’t looking. We probably all have some reason to look up to our dad as one of our biggest influences. It’s Father’s Day this month, a special time of year when we take a moment to think about the sacrifices the father figures in our lives have made for us. Most dads are pretty great, but some go above and beyond the fatherly call of duty. Let’s take a look at some heroic dads who risked everything to keep their families safe. BRAD LEWIS: OVER THE LEDGE Life can change in a split second, and how you choose to react in a moment of peril can define your legacy forever. Few people know this as well as Brad Lewis. When Brad and his young son, Oscar, were deeply entrenched in an intense Nerf battle, he surely didn’t think the situation would turn as dangerous as it did. When a few darts missed his father and landed on the balcony, Oscar ran after them but soon found himself teetering on the balcony’s ledge, 12 feet above the ground. Thinking fast, Brad grabbed his son just before he fell over, both taking the plunge while protecting his son with his own body. Just as he’d intended, Brad absorbed most of the blow. While Oscar sustained serious wounds, his father’s injuries were more severe. Brad was left fighting for his life in the ICU, with severe fractures to his skull

and vertebrae. Thankfully, Brad is expected to make a full recovery and has made serious strides since the accident. He and his son will live to play another day. GREG ALEXANDER: COULDN’T BEAR TO SEE HIS SON HURT While camping in Great Smoky Mountains National Park in June 2015, Greg Alexander awoke to the sound of a nightmare. The screams of his son intermingled with the roars of an unknown assailant, beckoning

Greg to his son’s tent. There, he found his son Gabriel being attacked by a bear. The bear had his son by the head and was dragging him away. Greg jumped on the bear’s back, desperately trying to take attention away from Gabriel. Amazingly, it worked, and in the end, the bear ran away. Gabriel was left with serious cuts to his head, but thanks to his dad’s heroism, the two were able to walk away from that campsite and back to their lives together. The important thing to remember is that you don’t have to take a leap of faith or fight a bear to be a hero in your family’s eyes. Just be yourself, show some support, and do the best you can. Happy Father’s Day, everybody.
