record of securing ambitious planning permissions, including consents for listed building works and developments within sensitive conservation contexts. Through years of practice, we have also cultivated close relationships with a trusted network of skilled contractors and specialist consultants, enabling us to deliver projects of exceptional quality that consistently exceed client expectations. We frequently advise clients that well-considered renovation and extension projects can add significant value to their properties. Sensitive yet distinctive design has the potential to elevate a home above others in the market, particularly at resale. While this added value is often difficult to quantify precisely, we regularly see projects generate heightened interest and competitive bidding, reinforcing the tangible benefits of thoughtful architectural investment. One project of which we are particularly proud is the renovation of a Grade II listed apartment on Cornwall Gardens in RBKC. During early investigative works, we uncovered highly decorative plaster ceiling and wall mouldings that had been concealed behind later linings. We also revealed an Edwardian glasshouse at the rear of the apartment that had been entirely hidden from view. The process of exposing, repairing, and celebrating these historic elements was immensely rewarding. Working closely with specialist plaster craftsmen to create bespoke moulds for the sensitive repair of damaged features was a highlight of the project. We are passionate about working with existing buildings and helping clients unlock both the obvious and hidden potential within their properties. The design and construction process is inherently exciting, and older buildings often reveal unexpected features during strip-out works— elements that can go on to define and enrich the final architectural outcome.
House of Design Architects was established in January 2020 by founding director Gideon Purser, whose professional background lies in high-quality residential renovation, refurbishment, and extension projects. From the outset of his career, Gideon frequently worked on conservation- led schemes, developing a particular specialism in interventions to listed buildings and properties within conservation areas. This experience continues to shape the practice’s ethos and design approach today. Gideon Purser - Principal
At House of Design, our work is rooted in a deep respect for
existing buildings. We believe that the most successful projects are those that embrace a building’s inherent character, materials, and craftsmanship, rather than competing with them. Our approach seeks to celebrate historic and original features through carefully considered new interventions, which are often intentionally subservient to the primary architectural language of the building. This philosophy allows contemporary design to sit comfortably alongside heritage, enhancing rather than diluting a property’s identity. Our small and highly experienced team is based in Kensington and has extensive knowledge of working within the Royal Borough of Kensington and Chelsea, as well as neighbouring boroughs. TIPS FOR PARENTS
Six Steps To Selecting A School For Your Child
1 Many schools prioritise pupils living nearby, so it is wise to check which schools your potential address falls under. Local authority websites usually provide maps and admissions criteria, while estate agents can also give guidance. 2 Next, review Ofsted inspection reports, which provide a detailed assessment of a school’s teaching quality, leadership, and pupil outcomes. These are available online and give a useful snapshot, though they should be considered alongside other factors rather than in isolation. 3 Visiting schools in person is invaluable. Open days allow you to meet teachers, observe classrooms, and speak with current pupils.
4 Practical considerations are also important. Look at the school’s location, travel time, and after-school provision. For working parents, wraparound care and extracurricular activities can make a significant difference to daily routines. 5 It’s worth asking about class sizes, special educational needs provision, and pastoral support. 6 Finally, talk to other parents in the community. Their insights often reveal what official data
cannot.

Fulham Prep School: Where children are a step ahead
Founded in 1996 by the Emmett family, Fulham Prep School has grown from a single site to a vibrant two- campus school. Now proudly part of the Inspired Education Group since 2017, Fulham Prep blends a rich history with a forward-looking, global community. The school has built a vibrant and welcoming environment in West London where the smallest members can be found at the pre-prep campus at Palace Gardens, and the prep school children attend classes at the Queen’s Gardens campus. Fulham Prep School prides itself on strong local ties, while embracing a truly international outlook. Grounded in pastoral care and prioritising pupil happiness, the school cultivates success across three core pillars: academics, the arts and sports. Every child is encouraged to explore and thrive holistically, guided by the school’s principles of embracing innovation and enquiry, universal wellbeing, global responsibility, and positive engagement. Over the years, Fulham Prep School pupils have been
enrolled at over 45 leading schools at 11+ and 13+, including London’s most prestigious day and boarding schools. A bespoke scholarship programme awards academic, artistic, sporting and ambassadorial scholarships. The extensive co-curricular programme runs before school, at lunch, and after school, and is designed to encourage interests beyond classroom learning. Pupils can join academic clubs, a broad spectrum of sports, vibrant music ensembles, and arts clubs. The Fulham Traders outreach initiative allows pupils to develop entrepreneurial skills by running a stall at school events throughout the year. The money raised during these events is then donated to charity. The school’s physical education (PE) department allows pupils from Nursery to Year 8 to develop their sporting talents, leadership skills and confidence in various activities, including swimming, gymnastics, football, netball, and cricket. Fulham Prep pupils have become formidable opponents at regional and national
cross-country and swimming tournaments, and more recently, the girls’ football and netball teams have been raising the school’s reputation for sporting excellence. The school’s drama productions are a major calendar highlight and demonstrate the depth of talent from acting and dance routines to costumes and sets. Fulham Prep School is also home to four choirs and 12 ensembles with regular performances throughout the year. The art studio at Fulham Prep offers pupils the chance to explore various visual art media, with exhibitions held throughout the year to celebrate the school’s brilliant talent. Fulham Prep School is a place where children are encouraged to creatively and resiliently solve problems, work both independently and collaboratively, and show respect and compassion to others. It’s the school’s rich blend of pastoral care, global connections, and exceptional teaching that ensures pupils are happy, feel inspired and aim to achieve in everything they do.

Interview with FLOOR MASTERS
02079670474 | WWW.FLOORMASTERSONLINE.CO.UK
TELL US A LITTLE ABOUT THE BACKGROUND OF YOUR COMPANY. Floor Masters was established in 2000 with a vision to transform how people perceive and experience flooring, as a family-owned business, we have grown into a leading provider of bespoke flooring solutions, and to provide high-quality, reliable flooring solutions with exceptional customer service. With years of hands-on experience in the flooring industry, we recognised a gap in the market for a company that combines craftsmanship, transparency, and efficiency. For the past 26 years we have worked across residential and commercial projects delivering all types of flooring tailored to each client’s needs. Our team specialises in a wide range of flooring solutions, including laminate, engineered wood, luxury vinyl tile (LVT), laminate, and all type carpets installations. We pride ourselves on maintaining high standards, meeting deadlines, and treating every property with care and professionalism. WHAT IS YOUR CUSTOMER PROCESS? Our customer process is designed to be straightforward and stress-free. We begin with an initial consultation to understand the client’s needs, budget,
and timeline. We also consider long- term durability. Next, we provide expert guidance on suitable materials and finishes, along with a clear and transparent quotation. Once agreed, we schedule installation at a convenient time and ensure all preparation work is completed properly to guarantee a flawless finish. Throughout the project, we maintain open communication, so clients feel confident and informed. After installation, we conduct a final walkthrough to ensure everything meets our quality standards and the client expectations. WHY SHOULD PROPERTY INVESTORS CHOOSE FLOOR MASTERS FOR THEIR PROPERTY? Property investors choose Floor Masters because we understand the balance between cost-efficiency,
dependable service—something investors can rely on across multiple properties. WHAT ASPECT OF YOUR WORK DO YOU MOST ENJOY? The most rewarding part of our work is seeing the transformation a new floor brings to a space. Flooring has the power to completely change the look and feel of a property, whether it’s modernising a family home or refreshing a rental before new tenants move in. We also enjoy building long-term relationships with clients and being part of their property journey, from initial purchase to renovation and beyond. ONE PIECE OF ADVICE YOU WOULD GIVE TO SOMEONE READY TO UPDATE THEIR FLOORING? Don’t choose flooring based on appearance alone. Consider how the space is used, the level of foot traffic, maintenance requirements, and long-term durability. Investing in the right material from the start can save significant time and money in the future. Professional installation is equally important to ensure the finish not only looks great but lasts for years to come.
durability, and visual appeal. Flooring plays a major role in
tenant satisfaction and long-term maintenance costs, so we help investors select materials that are both hard-wearing and attractive. We work efficiently to minimise void periods and always deliver on time. Our experience with rental and resale properties means we can recommend flooring options that add value while remaining practical and easy to maintain. Above all, we provide

ENTERTAINMENT & CULTURE
It is almost impossible to take a walk through this pocket of London without encountering cultural and entertainment institutions of national — and often international — renown. ENTERTAINMENT & CULTURE
You’ve absolutely nailed the mood of it — that polished, quietly confident glamour that makes this corner of London feel like it’s showing off without even trying. SOUTH KENSINGTON: Big Brains, Big Beauty In South Kensington, culture isn’t something you seek out — it just happens to you. The Victoria and Albert Museum feels like a love letter to human creativity. One minute you’re face-to-face with Renaissance sculpture, the next you’re admiring couture or cutting-edge design. It’s dangerously easy to “pop in for an hour” and emerge at closing time. Then there’s the cathedral-like grandeur of the Natural History Museum — that Romanesque façade and the soaring Hintze Hall practically demand a moment of reverent silence. Even if you think you’re not a museum person, the building alone converts you.
Across the way, the Science Museum adds a shot of optimism. It’s innovation with a sense of theatre — from early flight to space exploration — and it keeps the neighbourhood feeling forward-looking rather than purely historic. And when the sun dips? The Royal Albert Hall takes over. Few venues pivot so effortlessly between symphonies, film scores, rock legends and the Proms. You can start the day contemplating ancient fossils and end it under that iconic domed ceiling listening to a full orchestra. It’s almost unfair.
The Finborough Theatre is the perfect emblem of that spirit: small, fearless, and fiercely committed to new writing. It’s the sort of venue where you might stumble upon the next major playwright before the rest of London catches on. Add in historic pubs, independent galleries, and that lingering theatrical heritage from the old exhibition halls, and you get something quietly magnetic. What makes the pairing so special is the contrast. South Kensington delivers scale and spectacle; Earl’s Court offers texture and discovery. Together, they create a rhythm where a morning exhibition genuinely can glide into an evening performance — and neither feels staged. Are you shaping this for a brochure, a website, or something editorial? It already reads like the opening of a very elegant property feature.
EARL’S COURT: Character and Creative Pulse A short walk shifts the tempo.
Earl’s Court trades monumental façades for intimacy. Its stucco terraces and tucked-away streets feel residential, lived-in — the kind of place where culture is woven through everyday life rather than announced in marble lettering.

MEET THE EXPERT - DESIGN & BUILD
Interview with JOHN TURCAN & WILLIAM SONSINO Directors
020 7937 0007 | ENQUIRES@SONSINOTURCAN.CO.UK WWW.SONSINOTURCAN.CO.UK
TELL US A LITTLE ABOUT THE BACKGROUND OF YOUR COMPANY
Once the brief is defined, we collaborate closely with architects, designers and consultants to establish a clear scope, programme and budget. Transparency is central to our approach, ensuring clients understand costs, timescales and potential challenges from the outset. During construction, we maintain consistent site management, quality control and regular communication. Our goal is to make a complex process feel structured, predictable and professionally managed from start to completion. WHY SHOULD PROPERTY INVESTORS CHOOSE SONSINO TURCAN FOR THEIR RENOVATION PROJECTS? Property investors choose Sonsino Turcan because we understand the commercial realities behind development decisions. We focus not only on build quality, but on maximising value, longevity and market appeal. Our experience enables us to recommend cost-effective solutions without compromising finish or performance. We are adept at navigating planning constraints, listed building requirements and high-end specifications — key factors in prime London investments. By combining technical expertise with a pragmatic, investor-focused mindset, we help deliver properties
that perform both aesthetically and financially.
HOW HAVE CUSTOMER REQUIREMENTS CHANGED OVER THE YEARS? Clients are increasingly design-aware and informed. Expectations around sustainability, energy efficiency and intelligent space planning have grown significantly.
Sonsino Turcan was established in 2004 as a specialist construction and project management company, working predominantly across prime residential properties in London. From the outset, the business was built on a commitment to quality, craftsmanship and long-term client relationships. Over the years, we have developed a strong reputation for delivering complex refurbishments, extensions and bespoke interior projects, often within sensitive contexts such as listed buildings and prestigious estates. Experience working with estates including Grosvenor, Cadogan and the Crown has shaped a disciplined, detail-driven approach that carefully balances heritage, design intent and modern living requirements. Today, Sonsino Turcan operates as a hands-on, experienced team, combining traditional building knowledge with contemporary construction methods and professional project management. WHAT IS YOUR CUSTOMER PROCESS? Our process begins with listening. We take time to understand our clients’ objectives — whether homeowners or investors — and assess how best to add value through careful planning and design coordination.
There is also greater emphasis on flexibility, as homes must
accommodate modern lifestyles and long-term adaptability. For investors, scrutiny around compliance, durability and future-proofing has intensified. These changes reinforce the importance of early collaboration,
detailed planning and clear communication throughout each project.
WHAT ASPECT OF YOUR WORK DO YOU MOST ENJOY? The most rewarding aspect of our work is transforming properties in ways that enhance how people live or how assets perform. Seeing complex projects come together — particularly where heritage and modern construction
intersect — is highly satisfying. We also value the long-term
relationships we build. Many projects arise from repeat clients and referrals, reflecting the trust placed in our approach and the pride we take in every commission.
Sustainable homeowner The
Sustainability has become a central consideration for homeowners across the UK. Beyond the clear
environmental benefits, making your property more energy- efficient can also reduce bills and, in some cases, open the door to government incentives. Here are some of the most effective ways to make your home greener.
BENEFICIAL TIPS AND GUIDELINES
E XPERT ADVICE
INVEST IN SOLAR ENERGY Although the UK isn’t known for endless sunshine, solar panels can still generate a meaningful amount of electricity year-round. By producing your own renewable energy, you reduce reliance on the grid and lower household bills. Homeowners can take advantage of the Smart Export Guarantee (SEG), which requires energy suppliers to pay you for surplus energy fed back into the grid. This makes solar panels both an ecological and financial win.
SWITCH TO ENERGY-EFFICIENT HEATING SYSTEMS Replacing an outdated boiler with a modern, energy-efficient one—or better still, installing a heat pump—can significantly cut carbon emissions. Through the government’s Boiler Upgrade Scheme, homeowners may receive a grant of up to £7,500 toward the cost of an air source or ground source heat pump. While heat pumps require upfront investment, they future-proof your home against rising energy prices and environmental regulations.
UPGRADE INSULATION AND WINDOWS
Many properties struggle with heat retention, which translates into higher energy usage. Improving loft insulation, cavity wall insulation, or investing in double- or triple-glazed windows can dramatically reduce energy waste. While direct tax breaks are limited, such measures increase your home’s EPC rating, which can make the property more attractive to buyers and reduce long-term running costs. The government’s ECO4 scheme (Energy Company Obligation) also provides funding to households in certain circumstances, particularly for those on lower incomes
EMBRACE WATER-SAVING FIXTURES
As important as energy efficiency, especially in urban areas. Low-flow taps, dual-flush toilets, and smart irrigation systems can all reduce waste. Many water companies also provide free or discounted water- saving kits, making these upgrades easy and affordable.
PREPARE FOR ELECTRIC VEHICLES
As the UK shifts toward a greener transport system, more households are investing in electric vehicles. Installing a home charging point can add long-term value to your property. The EV chargepoint grant offers up to 75% (capped at £350) towards the cost of installing a charger, particularly beneficial for those living in flats or rental properties.
FINAL THOUGHTS
From solar panels to water-efficient taps, each improvement makes your home more sustainable and economical. With rising energy prices and growing environmental awareness, combining eco-friendly upgrades with available incentives is a smart move for both present comfort and future value.

EXPERT ADVICE
FIXED RATE MORTGAGE 1
A fixed-rate mortgage offers borrowers the stability of having the same interest rate for a set period, typically ranging from two to ten years. Regardless of fluctuations in the market interest rates, the borrower’s monthly repayments remain consistent. This provides certainty and makes budgeting easier for homeowners. However, fixed-rate mortgages often come with higher initial interest rates compared to variable-rate mortgages.
In the UK, obtaining a mortgage is the most common method for individuals to purchase property. Mortgages come in various types, each with its own terms, conditions, and repayment structures tailored to suit different financial situations and preferences. Here are some of the different types of mortgages available.
VARIABLE RATE MORTGAGE 2
Variable rate mortgages, also known as adjustable-rate mortgages

on the loan each month, not the capital. This leads to lower monthly payments compared to repayment options but requires a separate plan—such as savings or investments—to repay the original loan amount at the end of the term. These mortgages may appeal to investors or individuals with irregular income who anticipate having the means to repay the capital later.
DISCOUNT MORTGAGE 4
Discount mortgages offer borrowers a discount on the lender’s standard variable rate for a set period, typically two to five years. The discount is usually expressed as a percentage below the lender’s standard variable rate. While borrowers benefit from lower initial interest rates during the discount period, their monthly repayments can increase once the discount
Also REPAYMENT MORTGAGE 7
known as capital and interest mortgages, these require monthly payments that cover both the interest and a portion of the capital borrowed. Over time, the loan balance gradually decreases until fully repaid by the end of the term. This structure provides the reassurance of knowing the mortgage will be paid off, making it a preferred option for many homeowners. in summary The UK mortgage market offers a wide range of products to match various financial needs and preferences. Whether the priority is stability, flexibility, or lower monthly payments, there’s an option to suit. It’s essential for borrowers to evaluate their financial situation, long- term goals, and risk tolerance carefully. Seeking advice from a mortgage advisor or financial expert can help in making a well-informed decision.

(ARMs), have interest rates that can fluctuate over the loan term based on changes in the lender’s standard variable rate or another benchmark rate, such as the Bank of England’s base rate. Borrowers may benefit from lower initial interest rates compared to fixed-rate mortgages, but their monthly repayments can increase or decrease depending on market conditions. This type of mortgage may suit those who are comfortable with potential fluctuations in their monthly payments.
OFFSET MORTGAGE 5
Offset mortgages allow borrowers to link their mortgage account to their savings or current account. The balance in these accounts is offset against the outstanding mortgage balance, reducing the amount of interest charged on the mortgage. Borrowers continue to have access to their savings and can withdraw funds as needed. Offset mortgages can help borrowers reduce the overall interest they pay over the loan term and potentially shorten the mortgage term.

The kitchen is often considered the heart of a home, and it’s a prime area for adding value. Focus on modernizing the kitchen with updated appliances, countertops, and cabinetry. TELL US A LITTLE ABOUT THE BACKGROUND OF YOUR COMPANY Lucy Wood Architects was established in 2018 with a commitment to providing the highest quality professional advice to discerning Clients undertaking construction work in the residential and hospitality sectors. The construction industry has a reputation for being unreliable and unpredictable. At Lucy Wood Architects, we support our Clients through all Stages of a Project, buffering them from the coal face. We offer Pre- Purchase Advice, Architecture, Interior Architecture, Planning Consultancy, Cost Control, Contract Administration and Project Management. WHAT IS YOUR CUSTOMER PROCESS? We start with a brief positioning exercise to ensure that the Project reflects our Clients’ aspirations and priorities: That is, of course, the Architecture and Interior Architecture,
our meeting, we prepare a second set of sketch plans which reflect the discussions and from this build a Pre-Construction Programme and Order of Cost Estimate (capturing an estimate of the construction costs, VAT, contingency, interiors budget, professional consultants’ fees and statutory and regulatory application fees). From there, we work to Fixed Fees by Stage based on the time we expect to invest in each aspect of the Project. We consider this to be a considerably more equitable approach than fees based on a percentage of estimated construction cost favoured by most Architects as it allows us to work hard managing costs on our Clients’ behalf - without one eye on the effect on our fees. WHY SHOULD PROPERTY INVESTORS CHOOSE LUCY WOOD FOR THEIR PROPERTY RENOVATION? We choose to work with only 6 – 8 clients a year to offer a personal and attentive service, in-depth strategic advice on how best to balance often conflicting priorities and aspirations, and momentum to the process as a whole. WHAT ASPECT OF YOUR WORK DO YOU MOST ENJOY? Lucy Wood has worked within the
