Cost Management • Monitor all costs in comparison to the budget and provide transparent project cost updates to the client. • Review and challenge change requests submitted by the design build contractor (“DBC”) and make determination if request for additional compensation is valid. • Establish limitations for DBC and their subcontractor’s mark-‐ups on change orders. • Review and track allowances and provide up-‐to-‐date information regarding allowance distribution to the client. • Facilitate change order documentation and file/track all paperwork. Application for Payments • Receive and review all application for payments from DBC on a monthly basis. • Complete a thorough review of the DBC’s itemized schedule of values and scrutinize percent complete on a line item basis. Preconstruction Services • Project criteria and bridging document review for accuracy, constructability and completeness prior to issuing for bid. • Provide conceptual budgeting, value engineering and value analysis services. • Evaluate bids with a detailed scope review of each DBC to ensure bids are inclusive of all aspects of the project. Provide a written bid comparison with recommendation to the client. • Coordinate and facilitate an on-‐site meeting, including client, DBC, EMJ, and other entities that may be affected by construction activities to develop a healthy working relationship between all parties. • Establish open communication lines and reconfirm project goals and expectations. • Discuss safety and quality requirements with the DBC’s and outline strict expectations. • Discuss project meetings, construction schedule, critical dates, submittal requirements, 3 rd party testing laboratory requirements, as-‐built documentation and other critical issues. • Set dates for equipment deliveries & installation, phasing plans, punch list and turnover. Progress Meetings & Reports • Facilitate regularly scheduled progress meetings with the client and DBC to discuss project progress and other issues related to the construction process. • Issue comprehensive meeting minutes to all involved parties assigning responsibilities and dates for completion. • Prepare periodic project reports for the client. On-‐Site Project Management & Supervision • Establish effective, responsive communication procedures to transmit communication properly between all team members and keep the client informed.
