2. Engage Qualified Subcontractors: EMJ recognizes that it is vital to engage qualified subcontractors in order to achieve a high quality project. Subcontractors are thoroughly evaluated using a rigorous qualification process to ensure they are competent to perform the work. Once selected, the EMJ Superintendents employ management techniques to define quality expectations to subcontractors and follow- up to ensure compliance. Quality standards are monitored throughout buyout, submittals, pre-development meetings, first installation review, progress reviews, completion lists, and punch lists. 3. Complete and Timely Submittal Process: A complete and timely submittal process is paramount to the success of the PrimeQC System. In addition to verifying compliance with the contract documents, the submittal process identifies project-specific field conditions, dimensions, and quantities. Through the submittal process, the EMJ team also establishes coordination and communication among the trades. This process is viewed as a communication tool between all parties to effectively express the expectations and the requirements for each subcontractor and/or trade. The EMJ team works collaboratively with the design team to ensure submittals are delivered and approved on time and comply with the contract documents. 4. Inspections: EMJ will not rely solely on the inspections from building officials, architects, and testing firms to inspect the work. We find that quality outcomes are maximized when we administer our own formal inspection program on all phases of work. The EMJ inspection program includes: first work-in-place inspections, daily Superintendent inspections, inspections of mechanical and electrical systems located in the walls before drywall is placed, manufacturer inspections, third party inspections indicated by the project specifications, peer review inspections, Project Manager inspections,
and a thorough pre-punch completion list inspection. It is our belief that you get what you inspect, not what you expect; this is a key component of our PrimeQC culture at EMJ. 5. Project Meetings: Regular, face-to-face meetings are central to the success of the PrimeQC System. Weekly project meetings provide an opportunity to raise project-specific questions and for personal interaction and feedback on the topics discussed. These discussions are used to communicate the project’s individual quality standards and foster understanding of those standards among the project team members. EMJ will thoroughly document and distribute meeting minutes for all meetings. These project meetings begin well in advance of construction, during pre-development, and include scheduled meetings with municipalities, testing agencies, and the project design team. In addition, our team meets individually with each subcontractor prior to the start of their work. Additional, scope-specific coordination meetings are held when subcontractor coordination is required. Quality expectations are a focus of every project meeting EMJ conducts. 6. Excellent Documentation: When the work of a subcontractor or supplier fails to meet the contract documents or other governing criteria, the event is thoroughly documented. This process ensures that non-compliant items are corrected and further reinforces the high standards of the PrimeQC system to our subcontractors and suppliers.
