Your home. Our mission. A Season of Change

From a young age, we learn to associate fall with the season of new beginnings. Each school year brought time to reconnect with friends, exciting new classes and the return to a stable schedule. As we transition into adulthood, we may find that this feeling toward fall remains the same. The exciting distractions of summer fade away, leaving a renewed focus on ourselves, our routines and our surroundings. When the seasons change, we naturally take the opportunity to follow suit. We grow despite the falling leaves, make the most of the waning daylight and create the harvest we need to head into the winter months.

In the spirit of growth this fall, our Compass agents are digging their roots deeper into their communities, learning new skills to help their clients and gearing up for the real estate nuances that accompany autumn. On the pages that follow, they’ve shared their recommendations for activities, local businesses, home improvements and more to help inspire our community to seize the season and find comfort in the change. We hope you enjoy this issue of Navigator— maybe you’re lucky enough to be reading it outside on a beautiful fall day. As you take a breath of fresh, crisp air, let it fill you with excitement, energy and creativity for the coming months.

for one of their regular events, including the annual 5K Run/2K walk held at Sea Isle Promenade. The summer tradition always brings a huge turnout, with all proceeds benefiting Peyton's Promise.

Helping babies breathe easier is a cause close to Dustin Laricks’ heart. In 2008, his daughter Peyton was born with a birth defect known as Congenital Diaphragmatic Hernia (CDH). She endured 88 days in the Children's Hospital of Philadelphia NICU, 12 days on life support and multiple surgeries before beating the odds and going home to Sea Isle City. In 2009, Dustin and his wife Debbie started a foundation to honor Peyton and host local events to raise money for CDH research. Later, the Peyton's Promise CDH Research Fund was launched at The Children's Hospital of Philadelphia to expand the foundation's reach. No Stockings Left Unstuffed Families helping families make the most of the holidays.

For children, the holidays are synonymous with toys. A joyous time for most, the season can be filled with stress and anxiety for others. Parents barely getting by still want their children to experience the joy and excitement of receiving the toy of their dreams. That's why Learning Express Toys of Blue Bell promotes toy drives during the winter and spring holidays. As one of the few brick-and-mortar toy stores left in the area, the local small business is owned by people who live in and give back to the community. For Compass agent Jamie Adler, supporting Learning Express is a family affair — she's longtime friends with the owners, and her mother works there. As a Realtor®, Jamie loves helping families find their perfect place in the world. Partnering with Express Toys is just one part of her mission to spread joy during the holidays and throughout the year.

environmental racism firsthand. She believes that communities must be able to grow and coexist in a way that provides everyone the opportunity to afford a home and keep the home they have. The work of Pastor Cavaness and Bethel AME Church represents community stewardship at the highest level. To support their efforts, consider a financial donation, volunteer in the community garden, or become a member of this vital community resource.

At the heart of most strong neighborhoods is an entity quietly fighting for the community's needs. The nondenominational Bethel AME Church of Ardmore is just such an organization. Led by Pastor Carolyn Cavaness, identified as one of the state's top changemakers in a 2022 "Pennsylvania Forty under 40" feature, the church acts as a place of worship, a community center and a vital historical institution. In fact, the 127-year-old church serves members whose Ardmore roots stretch back generations. The church's community garden produces thousands of pounds of food that is distributed to residents in a program that also offers health education and promotes urban gardening. During the pandemic, Bethel AME acted as an outreach and education center providing vaccines, COVID testing and PPE. Each November, the church's Friendsgiving event supplies 500 people with home-cooked meals. Perhaps most importantly, Bethel AME preserves the community's history and the legacy of residents who've built it, many of whom are feeling the squeeze of unchecked new development. A Family Favorite: Bacon & White Cheddar Stuffing The recipe you need this holiday season

Experience Fall on the Main Line A picture perfect, crisp and cozy afternoon awaits There's no doubt that the fall season is one of the best times to explore Pennsylvania's gorgeous scenery. For The Marren Particelli Gallagher Team, that means hitting local trails, often with family and dogs in tow. A perfect day might include wandering Kirkwood Preserve, hiking Valley Forge Park or biking the Schuylkill River Trail, followed by a crisp ale at one of the amazing breweries in Phoenixville, Conshohocken or Manayunk. When not busy with clients, the team loves being outside, taking in the fresh air and verdant scenery that makes Pennsylvania one of the most beautiful states in the nation.

Kathy McGuriman loves to cook, bake and entertain, often combining her favorite foods with a good glass of wine or well-made cocktail. That's especially true around the holidays when her family-recipe stuffing is always on the menu. And if it's not, there will be complaints! Passed down from her great-grandmothers to her grandmothers and so on, each family member has put their unique stamp on the recipe along the way. Today, everyone in the family sits down to enjoy the must-have stuffing. It's a family tradition that simply tastes amazing! It also makes great leftovers, so be sure to make plenty! Grandma's Chicken Cacciatore This Real Estate Chef knows the ins and outs of a kitchen just as well as he knows how to help his clients find their dream homes.

INGREDIENTS:

Tony Immediato has fond memories of Sunday dinners at his grandparents' home, where this Chicken Cacciatore dish was a fall favorite. "Walking in the front door, you'd be greeted by the overwhelming aroma of garlic and tomatoes," he recalls. "I immediately wanted to grab a piece of bread and dip it into the sauce!" That enthusiasm was often met by an admonishment from his grandmother to wait until everyone was seated. Gathering around that table was a major part of Tony's upbringing, and he cherishes the laughter and joy of family dinners to this day. And the Chicken Cacciatore was always worth the wait. Pollo alla Cacciatora, or "hunter-style chicken," can be served over pasta (like Tony's favorite pappardelle), rice, spaghetti squash or by itself. Substitute chicken with cauliflower for a vegetarian version, or cook the recipe in a crockpot on busy days. Make it the next time you greet family and friends around your table. DIRECTIONS: • Heat 1/2 cup of olive oil in a saucepan on medium. Add the chopped peppers, onions, celery, and mushrooms and stir until vegetables just barely soften, about 5 minutes. • Add garlic, salt and pepper, red pepper flakes, rosemary, thyme and basil and stir. Stir in the stock, red wine, crushed and diced tomatoes, and chicken. Simmer on low for about 90 minutes, stirring occasionally. • When ready to serve, spoon the chicken onto a bowl of your favorite pasta or rice, top with vegetables and sauce, and finish with your favorite grated cheese. Mangia, mangia!!!

• 1/2 cup olive oil, divided • 8 cloves garlic, chopped • 4 bell peppers, sliced • 2 medium onions, diced into 1/2-inch pieces • 2 celery stalks, sliced into 1-in. pieces • 16 oz. baby bella mushrooms, roughly chopped • Salt and pepper to taste • Pinch of red pepper flakes • 4 sprigs of fresh rosemary • 4 sprigs of fresh thyme • 12 fresh basil leaves, chopped

• 1 cup of chicken stock • 1 cup of dry red wine

• 15-oz. can crushed tomatoes • 28-oz. can plum tomatoes, diced • 3 lbs. boneless skinless chicken thighs • Grated cheese

The Complete Kitchen for Holiday Hosting These tips are key for designing your next kitchen for the holiday season.

Having lived with 19 kitchen renovations, Stephen Mottola knows how to create the perfect kitchen for holiday entertaining. Supplementing natural light with under-cabinet, pendant and recessed lighting ensures proper illumination for every kitchen task. Stephen’s simple rule of thumb is that abundant natural light allows for darker cabinets while lighter cabinets are best suited otherwise. “If space and budget allow, having two ovens and two dishwashers is ideal for cooking and cleanup,” he explains. “Including refrigerator drawers and a wine refrigerator helps free up space in the primary refrigerator for ingredients and cooked dishes.” Kitchens are also expected to double as gathering spaces, so an island set away from the cabinets and workspace is critical. “It’s nice to have that space for your guests to sit and be engaged while you’re prepping, cooking and taste-testing. It’s a wonderful way to feel involved in the party and not exiled from the celebrations.”

Just like the changing leaves and cooler temperatures alert us to the shifting seasons, new residents, local shops and activities remind us that Philadelphia has been ever-evolving since its inception 340 years ago. The city is filled with newcomers, returning residents and people whose families have been here for generations. Lean Into Autumn A change of season can help to transform your home.

Many sellers are reluctant to list their homes during the quieter fall months. As a Greater Philadelphia agent and skilled stager with her own staging inventory, Meg Augustin knows that autumn is a wonderful time to take advantage of the season's natural gifts. Cooler weather brings us indoors, amplifying the importance of home and a desire for cozy spaces. Staging a property to leverage this strong emotional connection is key to successful fall sales. Layering couches with throws, lighting luxurious candles, and displaying natural décor like fall-colored leaves or fresh apples are all great ways of evoking a true sense of home for buyers. It's easy to lean into the upside of the season, thanks to Meg's keen eye and talent for effortlessly and inexpensively updating homes for sale. Appealing to buyers through visuals and staging is a skill set that serves sellers beautifully, no matter the time of year.

Buying & Selling Tips What you need to know to prep your home.

Staging Your Home for Success

Keeping Warm Weather Thoughts in Mind

When selling a home, real estate expert Jenn Whayland knows the value of staging is undeniable. Staging not only creates a powerful impact in listing photos but can also help accentuate a property's greatest qualities and demonstrate the best use of space. Most importantly, staging creates a clean slate that allows buyers to imagine their lives in the home. That's why Jenn puts a major emphasis on decluttering. Sellers looking to declutter often do best tackling one small area at a time and planning to donate what they don't need. As a bonus, it makes moving easier too!

Winterization is an essential part of homeownership, especially if you plan to sell your home next spring. Where to start? Working from the outside in is a solid approach, beginning with ensuring your roof and gutters are ready for inclement weather. Avoid slips by patching walks, replacing pavers and fixing handrails as needed. Remove garden hoses, protect outdoor faucets and drain your irrigation system. Now is the perfect time to remove window A/C units and inspect weatherstripping. Test your smoke/carbon monoxide detectors and have your heating system and fireplaces checked to ensure a cozy, safe winter.
