In consultation with our communities and colleagues, we're pleased to launch our new plan for the future.
We’re planning to build more than 1,300 affordable homes across Greater Manchester by 2030 as part of our new Five Year Plan.

As part of our current Affordable Homes Programme , we've recently completed:
• 75 affordable homes at Two Didsbury Point (30 social rent and 46 shared ownership) and a new NHS medical centre • 10 townhouses for shared ownership at Christie Road in Stretford, Trafford

Completing soon – Autumn/Winter • Harry Dalton Fields, Chorlton : 13 affordable homes (7 social rent, 6 shared ownership). • Brickworks at Albany Road, Chorlton : 40 shared ownership homes. • Old Crofts Bank, Urmston : 24 shared ownership homes. • Cross Lane & Varey Street, Gorton : 13 one, two and three-bed energy- efficient homes for social rent as part of a P500 land partnership with Manchester City Council.
Starting on site soon • Club Street, Openshaw (winter): 51 social rent homes. • Elsa Road, Levenshulme (winter): 50 affordable rent homes on the former cricket club site. • Chorlton Precinct (spring): 49 affordable homes as part of a wider regeneration scheme.

Future plans We also await a planning decision to build more affordable homes for over 55s and specialist living at Ryebank in Chorlton.

Healthy and sustainable homes We've started to roll out improvements our existing homes to keep them safe, warm and comfortable.
We'll spend over £14m this year on new kitchens, bathrooms, energy efficiency works, heating systems, external painting, boundary fences and major adaptations in partnership with Manchester City Council. The energy efficiency improvements are part of the Government's Warm Homes Programme . Read more.
Housing need Our annual turnover of homes remains low at under 200 . Housing need across the city remains very high with over 12,000 households in need (priority bands 1-3). Demand for our homes also remains very high with an average of 900 bids on every three-bed home that became available last year. Homelessness Over 2,250 families and 580 single people are living in temporary accommodation in Manchester due to homelessness. Alongside letting all our homes through Manchester Move, we also support wider homelessness projects. We’re currently working with Manchester City Council's homelessness services to adapt and extend a property which has been matched to a family in temporary accommodation. We hope this model will be used to help more people across the city. We also lease homes to the council to use for temporary accommodation for people experiencing homelessness. Rightsizing We work with Manchester City Council and other housing providers across the city to support tenants to move to smaller, easier-to-manage homes, freeing up larger properties for families in need. Since April, we've helped 77 tenants to rightsize. We may also be able to help tenants to clear rent arrears up to £2,500. Find out more about rightsizing here.
We support tenants with the cost of living, debt, welfare benefits, plus employment and training.
So far this year, we've given 50 tenants employment support and helped 26 tenants into work.
Southway Academy
Southway Academy is a four-week programme to help residents gain valuable skills and experience by working alongside our teams. • Two of our residents have now secured employment in our Housing Management and Advice teams • Four residents have secured six-week paid placements as part of a Green Skills Bootcamp with our partners, Next Energy. They will get hands on experience of decarbonisation projects working in our void properties.

Food clubs
We have six weekly Quids-In Food Clubs across South Manchester, with a current membership of 298 residents, including non-Southway tenants. Residents pay an annual membership and a weekly fee and receive around £20 worth of food. We partner with charity Fareshare to stock the food clubs and volunteers are a huge support in running them.
Over the next five years, we’ll invest at least £5m in our communities to help people to live well and independently.
Our Beautiful South Fund is open for community projects to bid for a share of up to £25,000 each year. We’ve funded 13 projects over the past few months, including:
• Gardening sheds for older residents at Gorton Mill House
• A junior boxing club at Withington Baths
• Arts and crafts sessions for the Big Burnage Parade
• Armchair exercise classes for older residents in Burnage and Withington

• Family fun days Applications are judged every two months by Southway colleagues and tenants. Next applications close 9 Nov.
Cosy Mondays
These popular weekly events are a chance for residents to pop into our community-based office for a chat, free and confidential support from our Advice and Income teams, and pick up preloved clothing, items and essential toiletries. We also run children’s activities during the school holidays too. We welcome partners to join us and have worked with many organisations including Samaritans, Cancer Research UK, United Utilities, Next Energy Solutions and Groundworks.
Customer Voice We’re continuing to deliver on our Customer Voice Strategy to improve how customers influence our services. Since April, 45 residents have joined our involved groups. We were pleased to see that our 2025/26 Tenant Satisfaction Measures (TSMs) improved across all areas. We’ve launched a new Customer Involvement Guide to promote ways for residents to get involved with incentives to thank them for their time and input.
Our biannual Customer Voice and Insight Reports also keep residents up to date on how their voices are making a difference. We’ve also hosted several well-attended family Fun & Feedback events across our communities over the summer, with activities for all ages and opportunities for residents to access and feedback on our services.

In May, we announced plans to merge with neighbouring housing association Wythenshawe Community Housing Group to create Manchester’s largest social housing provider, with around 21,000 homes and 40,000 residents. A Joint Resident Group made up of customers from both organisations has been established to represent resident’s views throughout the process. We’ve now completed our consultation with residents and stakeholders and a final business case with be presented to both Boards later this month. If the merger is approved, the current plan is for it to go ahead in early November. Read more about the plans.
BOOST programme helping to drive more ethnically diverse leadership across GM
An evaluation by Manchester Metropolitan University has found that Greater Manchester Housing Providers’ BOOST mentoring programme is successfully helping ethnically diverse housing professionals progress their careers and improve pathways to leadership.
Now in its fourth year, the programme is contributing to more representative leadership across housing, strengthening GMHP’s ability to serve its diverse communities.
