Lockton Insurance Brokers Ireland, part of the world’s largest independent insurance brokerage, appointed Ardmac to deliver a full Design & Build fit-out of their new third-floor office at the recently refurbished 18 Lower Leeson Street. Working in partnership with X Project Management and architectural firm Studio 3, Ardmac was engaged to provide end-to-end services, including design, pre-construction, and construction. Lockton’s vision was to create a modern, comfortable, and functional workspace that aligned with contemporary working practices and fostered productivity and collaboration. Studio 3 played a key role in translating Lockton’s aspirations into a dynamic office design. The fit-out included the installation of new partition walls, glazed screens, ceilings, doors, flooring, and bespoke furniture solutions. Mechanical works focused on modifications to the existing ventilation system and installation of supplementary air conditioning units for the new communications room. The electrical package included upgraded lighting, power to new desk layouts, smoke detection systems, AV, Wi- Fi, trunking, and enhanced security infrastructure. The project presented several challenges, including
restricted site access via a live shared courtyard, the presence of existing tenants within the building, and a fast-track programme requiring close coordination and move-in support. Ardmac managed evolving client requirements with agility, incorporating design updates efficiently throughout the build. Senior Lockton stakeholders remained actively involved throughout the process, attending site visits and contributing valuable feedback. This collaborative approach was central to the project’s success. Ardmac delivered the completed office on time and within budget, meeting all design and functionality goals. The finished space reflects Lockton’s brand values and operational needs, underscoring Ardmac’s capability to deliver high-quality, tailored office environments in complex, live settings.
