Ardmac was appointed to deliver comprehensive landlord refurbishment works at Buildings 5 and 6, George’s Dock, including vacant tenant demises, reception upgrades, lift lobbies, and toilet renovations. The objective was to transform these commercial spaces into a modern, market-ready offering for future tenants. In the vacant tenant areas, the works involved the full strip-out of existing partitions, ceilings, lighting, grilles, PIR sensors, and floor finishes. Ardmac reinstated and upgraded the spaces with new suspended ceilings, energy-efficient lighting, ventilation grilles, PIRs, and refreshed wall finishes. Existing raised access flooring was repaired and carpet tiles installed to improve visual appeal and functionality. The landlord areas received a high-end aesthetic upgrade, with significant improvements made to the main reception in Building 6. Existing wall tiling and grilles were removed and replaced with new decorative wall panels, pendant lighting, a redesigned reception desk, integrated bench seating, a planter feature, and a modern coffee dock.
Ground floor lobbies across both buildings were enhanced with updated wall finishes and lighting fixtures, while lift cars were refurbished with new finishes and architraves, elevating the overall visitor and tenant experience. Stairwells were refreshed with the removal of outdated skirtings, nosings, and floor coverings, replaced by high- quality finishes and repainted woodwork. Upper floor toilets and water closets were completely overhauled, with the installation of contemporary sanitaryware and modern finishes to create clean, efficient restroom spaces. Working within partially occupied buildings required strict coordination and noise management, particularly around the live reception areas. Ardmac collaborated closely with the Building Manager and existing tenants, ensuring clear communication and minimal disruption. Delivered on a fast-track programme with phased completions, the project has significantly enhanced the value and appeal of George’s Dock as a leading commercial destination in Dublin’s city centre.
